Comprised of townhouses and condominiums painted in pastels and coastal shades, this neighborhood offers a dense suburban feel with housing that sells $100,000 below the Gainesville median of $360,000. Prices here range from $210,000 and $370,000. Most residences were built between 1985 and 1995 and have two or three bedrooms. Monthly HOA fees are around $330, and the Mill Pond Clubhouse is at the center of the neighborhood, surrounded by resident-only tennis courts and a pool.

Mill Pond falls under Alachua County Public Schools, and kids can head to Myra Terwilliger Elementary School, graded a C on Niche, before going to B-plus-rated Kanapaha Middle School. F.W.
