Northeast Neighbors isn’t a cookie-cutter community
The Northeast Neighbors community has a mix of older and newer homes close to parks and retail. The area borders downtown and other established communities, like the historic Duckpond. "Northeast Neighbors isn’t your cookie-cutter type of neighborhood," says Barbara Miller, the broker and owner of Miller Real Estate, who has over 20 years of selling experience. “The northeast [part of Gainesville] is where many of the city's historic homes are located,” Miller says. Most residences were constructed between 1900 to 1960. The housing market has a handful of residences from the 21st century, some from the last five years. “Originally, the area had a lot of UF [University of Florida] professors wanting to be close to the university,” Miller says. “Now it’s a unique part of town that covers a wide demographic.”
Northeast Neighbors is less than a mile from Downtown Gainesville.

Northeast Neighbors has mostly cottages and ranch-styles
Along the gridline streets are a mix of workers' cottages and ranch-style houses as well as new traditional homes from the 21st century. Lot sizes generally span between a quarter to a third of an acre. Many properties have front driveways or carports leading to the side of homes; others have street parking. Updated homes often enter the market with interior upgrades and new roofs. The community also has several fixer-uppers. Cottages and ranch styles from the 20th century range in price from $175,000 to $375,000. New traditional homes built after 2000 range between $275,000 and $425,000.

The local congregations, Mt. Olive Primitive Baptist Church and Emanuel Baptist Church, meet every Sunday. The nearest Interstate 75 interchange is over 5 miles from the community. UF Health Shands Emergency Room and Children's Hospital are 2 miles away on Archer Road.

The neighborhood is a mile from downtown shops and restaurants, but residents looking to avoid traffic congestion also choose to travel less than 2 miles to shop at Walmart Supercenter on NE 12th Avenue or Publix Super Market at Gainesville Shopping Center. West Coast Seafood Meat sells gator tails, blue crabs and oxtails. University Avenue has several chain and local restaurants. East End Eatery is a popular breakfast spot, and the food truck Swamp Religion serves comforting tacos and soul food.

A sculpture and service flags greet locals visiting Reserve Park. The park space has playgrounds and obstacle courses for adults and children. There's also an open field and a paved path for walkers and joggers. The onsite community garden has fruit trees. The Martin Luther King Jr. Multipurpose Center and MLK Skatepark are a few blocks northeast. The center includes a gym and wellness center. The onsite seasonal Dwight H. Hunter Northeast Pool has diving boards and a splash pad. Locals will head next door to Citizens Field for high school football games.
