For many locals living near the University of Florida in Gainesville, renting a home can be just as important as buying one. While it's true that many of the suburban areas around the college are geared more to homeowners, some communities offer both options to residents. In Pineridge, a neighborhood comprised mostly of late 20th-century apartments, condos and quadplexes, renting and buying are both on the table. It's around 5 miles from the city's heart, so those living in Pineridge get a bit of separation from the college crowd without being too far from the events and excitement the university attracts.
Pineridge offers a variety of housing but few single-family homes
Pineridge's residential areas skirt the outer edges of the community, while commercial businesses engulf the center of the neighborhood. There may be few single-family homes in Pineridge, but a cluster of apartments can be found on the north side and most streets are lined with duplexes and quadplexes. The neighborhood has more renters than owners, but condo spaces and investment housing are readily available. Condos typically sell between $130,000 and $180,000, while large buildings with two to four units sell between $320,000 and $380,000. "Because of the college, our city has a younger population, and we try to keep the cost of living lower," says Relocation Specialist Autumn Doughton, a Florida native who works for Bosshardt Realty Services. "People will buy duplexes or condo buildings with the intentions of renovating and flipping them, which happens a lot in this area."
Errand runs at Oakwood Commons Shopping Center
A large portion of the neighborhood is taken up by retail space, so for many residents it's easy enough to walk to one of the local shopping outlets. Oakwood Commons Shopping Center has a Dollar Tree, but otherwise, the area is filled with fast-casual restaurants and small businesses. On the community's south side is a Walmart Supercenter. On Saturday mornings, vendors at the Alachua County Farmers Market off Northwest 13th Street sell local produce and specialty goods. "It's really not that big of a city, so we don't have a huge delineation between downtown and other areas," says Craig Wilburn, a Realtor with Keller Williams Gainesville who's been in the real estate business for 22 years. "You can find good food and specialty markets all over Gainesville."
Bus stops along Northwest 34th Boulevard
Pineridge is bordered by Florida State Road 121 – also known as Northwest 34th Boulevard – which funnels into Interstate 75. Florida State Road 121 is lined with bus stops run by the Gainesville Regional Transit System. For domestic flights, Gainesville Regional Airport is 9 miles away and serviced by Delta, American and Silver Airlines. Pineridge is only 7 miles from North Florida Hospital, one of Gainesville's leading medical centers alongside Shands Hospital.
Exploring the diverse options at Northside Park
Connected to the neighborhood is Northside Park, which spans 47 acres and offers wide-ranging recreation from tennis and pickleball courts to a disc golf course and athletic fields. Within the community, located in Oakwood Commons Shopping Center, DEFY Gainesville is an indoor trampoline park with several family-friendly activities and amusement zones.
Musical accolades at Gainesville High School
Pineridge is zoned for Alachua County Public Schools. C.W. Norton Elementary School, rated a B on Niche, is less than a mile outside of the neighborhood. Students progress to B-rated Westwood Middle before heading to A-rated Gainesville High. Ranked in the Top 3 high schools for Alachua County, Gainesville High is well-known for its band, which has several performance accolades. In 2004, the Cambridge Advanced International Certificate of Education magnet was introduced, offering an internationally focused curriculum.
