Ridgeview, a neighborhood in Gainesville's coveted Northwest corridor, is close to retail and schools. Residents walk to community parks and playgrounds while the University of Florida is within biking distance. Ridgeview is also considered an investment and rental community. Many homes are often leased to college students and employees. "A student who is in school to become a doctor or in post-grad education can look into this area because it's close to campus," says Rocky Lyon, a county resident and Realtor with Pepine Realty. "But you have a different feel than near the university."
Ridgeview homes date from the 1950s to 1980s
Ridgeview has single-story houses constructed between the 1950s and 1980s. A backdrop of pines, palmettos and oak trees often frame these homes. Residences are typically built on block or slab foundations, showing minimal traditional and ranch-style architecture. These residences span between 900 to 1,700 square feet. Homes in the community do not have homeowners associations, including those within the Pine Meadows, Ridge View and Easterwood subdivisions. Entering the market are a mix of updated turn-key properties and homes needing renovation. "Some people renovate houses with carpet and eventually tear it up to reveal these amazing wooden floors underneath," Lyon says. "Buyers are seeing unique terrazzo floors under carpet in some homes from the '50s and '60s." Home prices can range from $150,000 to $250,000, depending on the square footage and extent of renovation.

Geeting around by bus or by way of Gainesville Regional Airport
The house of worship on NW 19th Street contains two congregations, Iglesia Hispana of Gainesville and Ridgeview Baptist Church. Those looking to commute can find bus stops along NW 19th and 21st Streets, leading to UF's campus and downtown, less than 5 miles south. Just east of the community is the busy thoroughfare NW 13th Street, which intersects with the city's main route, University Avenue. The Interstate 75 interchange is 7 miles west. Gainesville Regional Airport offers nonstop flights to major cities like Miami, Dallas and Charlotte.
Shopping along NW 13th Street
There are shopping plazas with Publix and ALDI supermarkets at the intersection of NW 39th Avenue and 13th Street. Less than a mile south awaits clothing stores inside the Gainesville Plaza and a Lowe's Home Improvement across the street. Locals also take to 13th Street to visit Walmart Supercenter, about 3 miles north. The area surrounding Ridgeview contains fast food and national restaurants, but there are a handful of local establishments, such as Samurai Japanese Steakhouse and La Pasadita Mexican Restaurant. The local dive bar, Munegin's On 13th, has Monday night bingo and live performances on Saturdays.

Greentree Park touches the neighborhood
Most Ridgeview residents can walk to local parks. Greentree Park offers basketball courts and ball fields just north of the neighborhood. Kiwanis Challenge Playground, connected to the park, has play equipment and a walking track often used by joggers. Hidden Gem Park, also known as Hidden Gem Tot Lot, is a small play space with a playground, basketball court and open spaces for enjoying the sun. Both parks have benches and public grills for picnics close to home.
Westwood Hills Christian School receives an A minus from Niche.
Tech courses at Westwood Middle and magnet programs at Gainesville High
Elementary students can attend Glen Springs Elementary which has a B-minus grade from Niche. Westwood Middle, earning a B-plus, provides a program with courses in robotics, coding as well as information and communication technology. Gainesville High, among the top high schools in the county, receives an A grade from Niche. The school offers career academy magnet programs in health and education.
