Convenient suburban living in Rosemont
At the center of Gainesville is the buzz of the University of Florida, and 7 miles north is the quiet suburb of Rosemont. The deed-restricted residential community, part of the Mile Run Master Association, offers an easygoing lifestyle and plenty of on-site amenities. “Rosemont is like a neighborhood within a neighborhood. It’s small but well-run,” says Craig Wilburn, a Realtor of 22 years working with Keller Williams Gainesville. “A lot of families just don’t want to be living on top of the college kids, and it’s offering homes at our median price point.”
Rosemont homes have distinct flair
Rosemont is an intricately planned community with tidy lawns, a range of amenities and new traditional homes with stucco exteriors. Many properties have three or four bedrooms and just under 2,000 square feet, on par with the national average. While the homes all have distinct flair – some painted in pastel hues, others with red-tiled roofs – the architectural style is pretty homogenous. The average selling range in Rosemont is $300,000 to $400,000, and HOA fees are typically around $50 a month. At the center of the neighborhood, residents have access to an exclusive pool, tennis courts and playground. The neighborhood’s CAP Index Crime Score is 3 out of 10, with 4 being the national average. Since Gainesville is two hours from either coast, flooding and severe storms are not a big concern, but the city still has clear evacuation plans in case of hurricanes.

Exploring Devil's Millhopper Geological State Park
On 53rd Avenue, just a mile south of the community, Possum Creek Park encompasses 76 acres of green space and offers nearby neighborhoods diverse recreational opportunities. It has a large skate park area, and the adjoining dog park stays active. Possum Creek also has a playground, a nature walking trail, open fields for games and a community garden. Rosemont is only 2 miles from Devil's Millhopper Geological State Park, a National Natural Landmark. It's a popular site for hiking and nature viewing and contains an accessible sinkhole that’s 120 feet deep. It’s essentially a miniature rainforest filled with native vegetation and small waterfalls that trickle over the limestone. The name “Devil’s Millhopper” came from oral legend that the bones, fossils and tools found at the bottom of the sinkhole came from humans and animals lured down to the devil. The artifacts do indeed exist, providing researchers with invaluable information about Florida’s natural history.

Catch a flight at Gainesville Regional Airport
Rosemont is bordered by the major thoroughfare of Florida State Road 121, which funnels into Interstate 75. The community has no nearby bus stops, so residents are largely car-dependent. The Gainesville Regional Airport is 9 miles west and served by three airlines: Delta, American and Silver. The neighborhood is only 6 miles from North Florida Hospital, one the leading medical centers in Gainesville, alongside Shands Hospital. “Our hospitals are one of the main factors for relocation,” Wilburn says. “A ton of people living here are in the healthcare industry.”
