Tree-lined streets and cul-de-sacs in Springtree
During the evening, Springtree's narrow, suburban streets and cul-de-sacs are shaded by tall, mature trees. Although most of the community lacks sidewalks, many locals spend sunny afternoons riding bicycles or taking quiet strolls. The neighborhood is planted in a desirable section of northwest Gainesville. Springtree is within 5 miles of the University of Florida, Santa Fe College, a major hospital and retail plazas. The community attracts college students and faculty, as well as first-time homebuyers, but longtime residents still occupy many of the properties. The neighborhood has a CAP Index Crime Score of 3 out of 10, slightly lower than the national average of 4.

Subdivisions mix midcentury homes with late 20th-century houses
The neighborhood has multiple subdivisions containing single-family homes and attached units. Houses often display sloping roofs and sharp lines that are common among midcentury modern styles. Although most properties span around a quarter of an acre or less in size, there are a handful of larger lots on the western side. The Springtree development occupies most of the area. "These houses have a lot of remodeling from investors," says Rocky Lyon, a local Realtor with Pepine Realty. "Most homes are from the 1950s and 1960s, and investors are restoring them to bring them back to life." The Rainbows and Cherrytree subdivisions have well-maintained, contemporary ranch-style houses from the 1990s. Villas and townhomes are inside Town Homes At The Lakes, as well as Forest Of The Unicorn-The Lakes. Typically, neighborhood homes cost between $175,000 and $300,000.
The region may experience severe weather, such as tropical storms and hurricanes.

Walking to Springtree Park or visiting nearby city green spaces
Some of the community's subdivisions offer exclusive amenities, such as a resident-only tennis court or access to the private Unicorn Lake. However, there are several parks in and around the neighborhood. Springtree Park is a public green space located between homes and the Creekside Community Church. The grounds contain exercise equipment and a playground that was updated in 2020. The recreational space does not have a parking lot, but some locals can walk or bike to the park from home. Northside Park and Hogtown Creek Headwaters Nature Park offer more recreational space nearby. "The county really wants to make sure we have conservation areas and nice parks," says Lyon. "They really want to keep this area green and nice for families walking their dogs and people on bikes." Possum Creek Park includes a fenced-in area for dogs, a skate park and a trail that winds through a preserve.
Springtree Park is hidden away off of the beaten path, once found you will love it.
