Southeast Gainesville has lake recreation and Atlanta access

Southeast Gainesville offers the traditional suburbs that buyers find surrounding Atlanta, with lower price tags. The community is near Lake Lanier, so there's year-round access to fishing, boating and paddling. Access to Interstate 985 and highly rated schools invite families to settle down.

What to expect from Southeast Gainesville's housing market

Southeast Gainesville is a relatively traditional suburban area. "The southern end of Gainesville is a bedroom community for Atlanta," says Realtor and 35-year Hall County resident Sandra Cantrell. "There are more subdivisions because it's much more densely populated. You can enjoy living outside of Atlanta but still commute." Pine woods shade pockets of subdivisions with ranch-style and New Traditional homes, and contemporary construction provides some upscale new builds. Some homes are more secluded, offering a quiet, woodsy place to call home. There's a wide range of price points here. Some of the community's older homes usually sell in the low $100,000s to the mid-$400,000s, while recent construction can go anywhere from the upper $400,000s to just over $1 million.

Where residents hike, bike and get out on the water

There are several ways to get outdoors across Southeast Gainesville. Chicopee Woods Nature Preserve has hiking and mountain biking trails that wind through Georgia pine forests. There's also a nature center that's popular with kids and features local installations and murals by local artists. Nearby, Allen Creek Soccer Stadium has nearly 100 acres of fields for youth and club games, camps and tournaments.

On the other side of Gainesville, Lake Lanier lets locals get out on the water. Some access points include:

  • River Forks Park, which has a beach, trails, campgrounds and a boat ramp
  • Lanier Point Park, with athletic fields, a scenic pier and walking trails
  • Balus Creek Park, known for its shady fishing spots, boat launch and floating dock for paddling

Access to two strong school districts and private options nearby

Hall County Schools serve the majority of the community, but some sections closest to Interstate 985 are part of the Gainesville City School System. Both districts receive high ratings. There are also a few private options nearby, including the highly rated Genesis Academy for pre-Kindergarten through Grade 12.

Seasonal celebrations in downtown Gainesville

Nearby, downtown Gainesville offers events throughout the year for residents to gather and mingle. There's an annual Easter egg hunt, a festive holiday parade each December, and Gainesville Glows, a holiday light celebration at the Atlanta Botanical Garden in Gainesville.

Highways link residents to work, stores and services

This car-dependent area is near the intersection of Interstate 985 and U.S. Route 129. Many major employers and construction warehouses are located in this area, according to Cantrell. "With the I-985 corridor, there's a ton of new business being built along it, and that's bringing more people to the area," she says. These roads bring residents into Gainesville, where they will find most grocery stores, amenities and medical services. There is a range of restaurants here, from barbecue and live music at Bourbon Brothers to elegant fine dining at Luna's Restaurant. Gainesville is also home to Lee Gilmer Memorial Airport. Hartsfield-Jackson Atlanta International Airport is about a 65-mile drive on interstates 985 and 85.
