Suburban Neighborhood in Gainesville, Virginia
Prince William County 20109, 20136
About 35 miles west of Washington, D.C., Linton Hall is a haven for commuters looking to live in a planned community with all the necessary amenities right in the neighborhood.
The neighborhood is comprised of many expansive suburban developments, some with over 2,000 homes, such as Independence and Foxborough. Your amenities can be found within the community, like pools, recreational facilities and dog parks. The homes are newer, primarily built in the 2000s, with a median price of $680,000. For this price in Foxborough, you’ll find a midsize 4-bedroom Foursquare or Craftsman home with a small yard. For those with a higher budget, consider looking in Independence for large Colonial-Revival homes for around $800,000 up to contemporary Craftsman builds for over $900,000. Although Linton Hall is mostly single-family homes, town houses with a garage and driveway can be found throughout the neighborhood for around $500,000. Since home prices here are slightly lower than in neighboring communities, “you have to act quickly when you find a home you love,” says Tracy Chandler, a Realtor who lives in the neighborhood, “the market here is quite competitive.”
Students here feed into the Prince William County Public Schools system, which received an overall A-minus from Niche. They begin at Chris Yung Elementary School or Bristow Run Elementary School, both graded a B-plus by Niche. Students continue to Gainesville Middle School, which received an A-minus grade on Niche. The high schools of Linton Hall draw many people to the area. First, Unity Reed High School, which Niche graded a B-minus. The other is Patriot High School, which received an A-minus from Niche. Patriot High School was ranked by Niche as a top 100 public high school in Virginia and utilizes “Leader in Me” instruction, which encourages effective skills and habits for academic success.
You don’t have to go far to find recreational space in Linton Park. “You rarely have to leave your neighborhood,” says Chandler, “many people have parks and pools within their community.” Because of this, you won’t find a huge selection of public parks here. There are some options, such as Broad Run Trail. This wooded area provides paved and off-road paths for hiking and biking.
No matter which community you live in, retail shops and grocery stores are a short drive away. Head to Braemar Village Center, where you can check off your weekly grocery list at Safeway. Drive just a mile from Braemar Center to Bristow Commons. Here you’ll find a selection of spots to grab a bite, like Benji’s Asian Bistro. This Asian fusion joint is a go-to for fresh sushi and tempura. Walk just a few doors down to CUPPi Coffee, where you can take in the modern décor while sipping an espresso from a selection of beans from around the world. CUPPi also features fresh pastries and savory sandwiches like their smoked salmon toast.
For lower prices than Fairfax and convenient local amenities, many locals feel the extra couple miles on their commute to D.C. are plenty worth it.
