Understated South Shore suburb between commuter and recreation hubs
Absecon Highlands has a name that doesn’t quite communicate its network of long, flat back roads that stretch from Reeds and Absecon bays toward a diner-pocketed section of U.S. Route 9. “Absecon Highlands denotes an area near Absecon, but it’s not in the city. Most people will say they live in Galloway,” says Christian Lucia, broker and team lead at RE/MAX New Era Real Estate. “It’s near the university, the expressway, local businesses. People are living there year-round because it’s conveniently located.” The community’s name isn’t a tourism branding device like many of the South Shore’s municipalities, something that lends itself to a slower paced, grounded lifestyle across the bays from Atlantic City’s casinos and Steel Pier Ferris wheel. While the choice to live in Absecon Highlands is often a practical one, country roads and pine barrens also offer a hideaway with views of grass-shaded salt marshes and a club that caters to some of the world’s most competitive female golfers.
Reeds Bay recreation and the Seaview Golf Club
Though Absecon Highlands’ own water access is limited to gravel roads that dead-end into Reeds Bay salt marshes and wooded backyards, more official water access is not far away. Anglers and boaters launch into the connected bays from the namesake creek at the Absecon Creek Boat Ramp. Members tee off with water views on the 18-hole bay course at Seaview Golf Club or opt for another 18-hole course that ranges inland through New Jersey’s pine barrens. Behind the flags, benches and monuments to local service members at Galloway Veterans Memorial Park, playground equipment and athletic fields transition into the pollinator gardens and paved walking path at Glenn by the Bay Park. Atlantic City’s free beaches and miles of shore-hugging boardwalk are about 9 miles away.

A blend of single-family homes off Route 9
Quiet side streets sprout from U.S. Route 9, a collection of grassy blocks and winding back roads lined by a medley of single-family homes. Prewar styles like National homes and bungalows stand down the street from midcentury ranch-style homes, Cape Cods and simple colonials built into the 1980s. Single-family homes that are more than a few decades old typically sell for $200,000 to $425,000, but properties in especially poor or excellent condition can cost more or less. New Traditional homes built from the 1990s through the 2020s and highly renovated older homes usually sell for $425,000 to $610,000, though the odd larger acreage can sell for more. “If you like the home, pull the trigger. They don’t last on the market because of the location,” Lucia advises. Homes take an average of 38 days to sell in the community, a week faster than the national average. Absecon Highlands has a CAP Index score of 2 out of 10, lower than the national average of 4.

Classes at Reformation Lutheran Church and the ShopRite LPGA Classic
Outside of regular Sunday services, Reformation Lutheran Church acts as a hub for local community events, including annual spaghetti and crab dinners and more regular yoga classes. Late spring brings about the return of the ShopRite LPGA Classic, an annual showcase of some of the best women golfers in the world that has long played out on Seaview’s bay course. While the majority of spectators come from beyond Atlantic County, locals can watch the pros compete for more than $1 million in cash prizes over the course of the three-day event without booking a room at the club’s associated hotel. The classic only lasts a few days, but it will bring an increase in activity and traffic to Absecon Highlands for a full week.
Shopping and dining on Route 9
U.S. Route 9 parallels the shoreline on its way through Absecon Highlands, housing the community’s sparse business district. A few small restaurants pop up along the road, including a couple of classic New Jersey diners like The Cracked Egg Cafe. McGettigan’s 19th Hole serves pub fare between the two Seaview courses. More concentrated business districts are within four miles of Absecon Highlands, including the strip malls anchored by ShopRite in both Absecon and farther inland in Galloway and a quaint, walkable shopping village that fringes a lake in historic Smithville.

Dual credit with local colleges at Absegami High
Kids will attend either Arthur Rann Elementary School, which earns a B-minus from Niche, or the C-plus-rated Smithville Elementary School. Galloway Township Middle School also earns a C-plus. Absegami High School earns an A-minus and has the largest student body in the Greater Egg Harbor Regional High School District. Diverse academic and extracurricular programs serve the school, including dozens of dual credit courses in partnership with local institutions like Stockton University and Atlantic Cape Community College.

Absecon Highlands is positioned between some of the largest employers in Atlantic County. Mainland Egg Harbor Township hubs, like the FAA William J. Hughes Technical Center, Stockton University and the AtlantiCare Regional Medical Center Mainland Campus, are within 8 miles of home. Atlantic City’s casinos and AtlantiCare health complexes are about 9 miles away by way of U.S. Route 9 and the bay-spanning White Horse Pike or Atlantic City Expressway. A couple of NJ Transit bus routes run along U.S. Route 9. Travelers going a longer distance head about 8 miles away to Atlantic City International Airport or to the NJ Transit train station 2 miles away in Absecon.
