'Quaint and inviting' from $275,000

The large, palatial estates of Gatehouse Drive range from just under $1 million to $1.5 million. Land is also available throughout Oceanville, typically ranging from $75,000 to $160,000.

Visitors flock to the Edwin B. Forsythe National Wildlife Refuge

Edwin B. Forsythe National Wildlife Refuge is a big draw to the area and offers bird watching, hiking and stunning views of the coastal marshes. It’s also a haven for migratory birds and offers educational programs and guided tours. “One of the coolest things to do on any random afternoon or evening is to go on a drive through the Forsythe Refuge,” says Lucia. “It’s free to do and has spectacular views.” The Noyes Museum of Art – part of nearby Stockton University – features rotating exhibits of fine art and offers cultural programs.

Absegami High earns high marks

Students can begin at Smithville Elementary School, which serves kindergarten through sixth grade and earns a B-minus from Niche. Galloway Township Middle School covers seventh and eighth grade and earns a B-minus. Absegami High School earns an A-minus and is known for its wide array of clubs and extracurriculars, which includes a YouTube channel called Gami-TV that highlights activities at the school.

Mayfest and Oktoberfest draws thousands

In addition to the smaller weekly events at Historic Smithville, the area is also home to two major annual celebrations: Mayfest and Oktoberfest. Mayfest offers over 150 local crafters and vendors, international food and live entertainment. Smithville’s Oktoberfest is even more renowned, particularly for its selection of autumnal food and beer. “Smithville’s Mayfest and Oktoberfest are huge for the community, and even beyond,” says Lucia. “They attract over 50,000 visitors every year.”

Traveling into Atlantic City on U.S. Route 9

Though its seclusion might suggest otherwise, Oceanville’s location offers easy access to major transportation routes. U.S. Route 9 runs through the community, providing direct routes to Atlantic City and Absecon. The Garden State Parkway is also easily accessible, allowing for convenient travel to Philadelphia and even New York City. Public transportation options, including NJ Transit buses and an Amtrak station in nearby Hammonton, ensure commuters have plenty of options for getting around the tri-state area.

Shopping and dining near Oceanville

Oceanville is close to dining and shopping. Nearby Smithville is home to local favorites such JD's Pub, known for its friendly atmosphere and classic pub fare. The Smithville Inn offers a historic dining experience with a colonial-style ambiance and gourmet dishes. Tony Beef is a local hotspot for burgers, and has gone viral for its creative takes on an American classic. Historic Smithville Village features charming boutiques and specialty shops such as Tour of Italy – an Italian-themed gift shop – and the old-fashioned Candle Shoppe.
