Spanish Grant-Beachside Village-Evia is a conglomerate of three separate subdivisions on Galveston Island, all offering coastal vibes just steps away from the oceanfront. The community sits in the heart of Galveston Island and routinely sees an influx of snowbirds throughout the year. "Galveston Island is almost like two separate islands divided by a main road, which is 61st Street," says local Realtor Suzanne Corbin of Berkshire Hathaway HomeServices, who has sold dozens of homes on Galveston Island. "The west end, that's where all the beach houses are. It's totally different from the east end since there's no Seawall down there. Families kind of collect in that area."

Galveston Fishing Pier is a top spot for anglers

Sunny Beach is the community's main draw. A hot spot for surfers and sunbathers, the beach is a premier destination for both locals and visitors throughout the year. The Galveston Fishing Pier, considered one of the best fishing spots on the island, sits on the neighborhood's east side, while Laffite's Cove Nature Preserve is on the west side and attracts local wildlife including cranes and turtles. Spanish Grant, Beachside Village and Evia all offer unique home styles

Spanish Grant and Beachside Village are both oceanfront subdivisions featuring stilted, coastal cottages alongside larger Victorian-inspired properties with grand terraces and vibrant colors. Evia, meanwhile, resembles a small town with Craftsman-style residences neighboring local shops like Sugar Bean and Lil’ Buffalo Grille on Evia Main. Many homes price between $500,000 and $900,000, though properties closer to the shore can sell for $1 million to upwards of $4 million. A multi-million-dollar home may sound like a lot, but according to Realtor Mike Parker of Better Homes and Gardens, who has sold several homes in the area, this neighborhood is very affordable compared to coastal communities in California or Florida.

Woody's offers signature mixed drinks with views of the water

Seawall Boulevard features loads of restaurants and grocery stores. Walmart and Kroger are the usual stops for fresh meats and veggies, while additional big-box retailers can be found at the nearby Galveston Place. National chain eateries are present, but in Galveston, locally owned restaurants reign supreme. Cooper's Landing is an area staple for seafood, while Woody's is a fortress on the shoreline offering specialty cocktails and cool ocean breezes.

Ball High has a strong athletic program

Area students are served by the Galveston Independent School District. Kids from prekindergarten through Grade 4 can go to Oppe Elementary School, which earns an overall grade of A-minus from Niche, before advancing to Weis Middle for Grades 5 and 6 and the C-rated Central Middle School for Grades 7 and 8. Residents can get to the mainland by merging onto Interstate 45

Spanish Grant-Beachside Village-Evia is not walkable, so vehicle access is highly recommended. Luckily, the neighborhood offers solid access to Farm to Market Road 3005 (also known simply as FM 3005), which serves as the area's main thoroughfare and merges into Seawall Boulevard. Interstate 45 connects Galveston to the mainland and leads straight to downtown Houston about 50 miles north of the island. Spanish Grant-Beachside Village-Evia sits just west of Scholes International Airport, so it's commonplace to hear planes passing overhead.

Locals should take caution during hurricane season

Sitting on the shoreline, Spanish Grant-Beachside Village-Evia is prone to taking considerable damage from coastal storms. The island was devastated by the Great Galveston hurricane in 1900, which inspired the creation of the Galveston Seawall. However, Spanish Grant-Beachside Village-Evia doesn't benefit from the protection of the Seawall, leaving the area susceptible to possible flooding caused by major storms.
