A leafy suburb in south Garland, Southgate offers a quiet, small-town feel, with access to nearly any big-city amenity. Four miles from the vibrant Downtown Garland scene, Southgate has its own identity, filled with locally owned shops and restaurants, miles of parkland and highly ranked schools. “The area has great schools, and it’s in a great location,” says Eric Torres, Realtor for TDT Realtors, who has served the area for 18 years. “You’re close to Dallas, and Lake Ray Hubbard is right there, so you really get the best of everything.” Proximity to several major thoroughfares gets residents to Dallas and Plano in 13 miles and provides access to the rest of the Dallas-Fort Worth Metroplex.

Brimming with mom and pop shops and restaurants

Most shopping and dining options are clustered around Northwest Highway, West Centerville Road and Interstate 635. Southgate is filled with mom-and-pop businesses like NoahCo Roofing, Elegancia Beauty Family Salon and Victors Pet Grooming that keep the community thriving and tight-knit. There are a variety of locally owned Mexican restaurants in Southgate. Cuquita’s Restaurant is known for its gorditas, menudo and mariachi music. Taqueria La Jaliciense is the go-to spot for breakfast tacos, carne asada tacos and other Tex-Mex fare. Taqueria La Famosito is another taqueria where locals rave about its authentic al pastor and lengua tacos. “You’ll always be close to a taco place, and that’s why I love Garland,” says Patrick Abell, Realtor with United Real Estate for nearly 10 years. The Beef House American Food is another locally owned 24-hour diner for southern comforts like chicken fried steak, pot roast and cobblers. Winco, Dollar Tree and Walmart are within the neighborhood for essentials. Meadow Creek Square is across the street from these retailers and offers Tom Thumb, a pet supply store and other smaller stores. Plaza Garland and Whiterock Marketplace are both less than 3 miles away for more shopping and dining options. Downtown Garland is 4 miles north for weekend fun, a diverse selection of shopping and celebrations.

Home to the seventh-best school district in the county

Garland Independent School District serves the area and is ranked the seventh-best district in Dallas County. Students can attend the B-plus-rated Roach Elementary, which offers a robotics club, followed by O’Banion Middle, which earns a C-plus. Kids can finish their education at South Garland High School, which has a C-plus and offers cross-country and softball teams and several STEM-based career pathway programs. “At all of Garland’s high schools, you can actually graduate with your associate degree, and it’s completely free,” Abell says.

Traditional homes and townhouses for under $550,000

The tree-lined neighborhood is filled with ranch-style homes and some two-story traditional brick houses sprinkled in. “This area is dominated with lot ranch home styles with your basic starter house starting at around $300,000,” Abell says. Most were built in the late-1960s and range from the mid-$200,000s for a 1,600-square-foot three-bedroom to the low-$500,000s for a 3,000-square-foot four-bedroom. Townhouses are also available on the community’s western side. Prices range from the high-$100,000s for a three-bedroom to the high-$200,000s for a four-bedroom. Most single-family homes have rear garage parking, fenced-in backyards and well-kept lawns. Some dwellings have in-ground pools and large patios for entertaining. Lot sizes average around 8,000 square feet, but many in Southgate stretch over a quarter acre. Homes stay on the market fir an average of 23 days, going quicker than the national average of 44 days. All residents are within walking and biking distance of schools, a park and public transit.

Surrounded by a 200-acre greenbelt

The 2-acre Buddy Graham Park has a playground, paved paths and shaded picnic space. Being next to Roach Elementary, it’s a popular spot for before- and after-school hours. Spanning 17 acres, Wynne Park features a splashpad, tire swings, a basketball court and a natural wooded area. The 230-acre Duck Creek Greenbelt backs up to Wynne Park, sitting on the other side of Southgate’s southern edge. Encompassing multiple parks, the greenbelt contains the longest continuous trail in the county’s northeastern corner at nearly 6-miles long. There are fishing ponds, soccer fields and basketball courts, along with the 32-acre Troth Ablon Park, which provides a cricket field and picnic tables. Meadowcreek Branch Park is less than 2 miles from the community and offers spinning and climbing structures for children and 10 acres of picnic space. While residents have a variety of outdoor recreation nearby, Abell says Garland’s park system is still being improved. “The city has passed a masterplan to redevelop our parks that will include splash pads and a walking pad that will connect the city from one side to the other,” says Abell. “We have lost some families to the surrounding cities because Garland didn’t have many places for families with young children, but that’s changing tremendously, and through these initiatives, we are seeing many families coming back.” Lake Ray Hubbard is 5 miles east for boaters and fishers seeking fun on the water.

A city that celebrates

Downtown Garland hosts various events and festivals, including the annual Dia de los Muertos tradition each November, the Sounds of Summer Concert Series, a fall carnival in October, the annual Wheels of Hope Car Show in October and Christmas on the Square.

Four miles from Downtown Garland

Interstate 635 runs along Southgate’s southern edge and State Highway 78 runs along its western edge. These routes provide access to the rest of the area. Downtown Garland is 4 miles away, Dallas Love Field Airport is 14 miles away and Dallas is a 12-mile drive. Dallas Area Rapid Transit provides public transportation, and bus stops are up and down Northwest Highway. TotalCare Emergency Room Garland is the closest medical facility in the neighborhood’s southwest corner.
