Village is in a central location to all of east DFW
With easy access to major highways and proximity to numerous amenities, the communities of northwest Garland, Texas, are known for their desirable location within the DFW metroplex, and Village is no exception. It's arguably one of the most distinct suburbs in the bunch, as it sits within minutes of several diverse shopping centers and some of the largest green spaces and bodies of water in the DFW. Major roadways, like President George Bush Turnpike, are pretty close, making for a breezy commute to Dallas and many nearby major employers. "It's in a great, central location," says Realtor Melissa Touris, a principal of the Touris and Leech Group at Compass Real Estate. "Being so close to the George Bush Turnpike and I-75, you can easily get to all the Dallas-area conveniences." Village is also located in the sought-after Garland Independent School District and just north of revamped downtown Garland. Recent renovations include an imaginative play area, a lawn for events and gatherings and prism gateways that light up at night, providing the perfect backdrop for live music. "The downtown area actually had their grand reopening very recently," says Alex Mauricio, an agent with Living Vogue LLC who lived and worked in Garland for seven years. "They hosted a mini-festival with a ton of food from all the local restaurants along Main Street. LeAnn Rimes was also a resident of Garland, so they had her perform, as well."

Comparable location to Plano, Richardson and Rockwall at a lower price
Village comprises townhome communities and single-family home subdivisions on narrow and wide streets. Lawns are almost always open to the street; however, a few rows of predominantly Traditional or ranch homes feature tall, wooden privacy fences. Most residences in Garland were built in the 1970s and 1980s, and many residents have been living in the area for years, meaning there aren't a lot of opportunities for new construction, Mauricio adds. Home sizes range from around 1,000 square feet for a two-bedroom townhouse to 2,100 square feet for a detached single-family with four bedrooms. According to Mauricio, sale prices tend to fall between $200,000 and $365,000, which is less expensive than neighboring Plano, Richardson or Rockwall. "However, depending on the neighborhood, you'll still see bidding wars in certain situations."

GISD's Choose Your School Program
Through the Garland Independent Schools District's Choose Your School program, families can decide which of the district's 68 schools their children will attend. Among these options is National PTA Schools of Excellence winner Hickman Elementary School. Hickman serves kindergarten through fifth grade and earns a B on Niche. Students can then attend the B-minus graded Webb Middle School for grades six through eight. Naaman Forest High School is home to one of Garland ISD's many magnet programs, the Collegiate Academy. Naaman Forest also holds a B Niche score. Garland ISD students can also learn more about Earth, space and NASA at the GISD Planetarium. The facility offers a 360-degree interactive simulation of different periods on Earth. For graduating students wanting to pursue higher education closer to home, options within the region include the University of North Texas, Southern Methodist University and Texas Christian University.

Home to some of the largest parks in the entire DFW Metroplex
"Garland is pretty big on their parks and conserving trees," Mauricio says. "They've got Tree City USA signs up everywhere – it's definitely a part of their spiel." Residents take advantage of Garland's nearby parks, along with Lavon Lake and Lake Ray Hubbard to the east. Mauricio adds that both lakes come alive with large boats and groups of paddle boarders in the summer and fall months. For outdoor fun, locals can head to the neighboring suburb of Richardson to visit 54.5-acre Huffhines Park. Kids can run around the playground or play catch on the baseball fields, while others can stroll around the lakes and the hiking trail. The park also features a recreation center. For those who prefer putting greens over ping-pong tables, tee time at nearby Duck Creek Golf Club. The 20-station driving range is an excellent spot to practice a few swings before hitting the scenic fairways of the club's 18-hole course. Village residents can drive 3 miles east to the expansive Spring Creek Greenbelt. Those on foot can trek a 2-mile-long walking trail to Spring Creek Park Preserve alongside a steady creek. The park offers a small forest rife with small wildlife, neon green foliage and waterscapes, right in the middle of the DFW Metroplex.
Huffhines Park is a great local spot for many Village residents to play and exercise.

A diverse range of retail and cuisine on the outskirts of Garland
On North Jupiter Road is Cali Saigon Mall. Shoppers find Asian products and staples at this combination of Vietnamese supermarket, food court, restaurants and specialty shops. Restaurants include Tom Yum Thai, which features flavorful Thai favorites like spicy red curry noodles and pepper garlic stir-fry. Up the road is Saigon Block. Signature dishes include fried catfish, Pho and spring rolls, which are served family-style. The popular Firewheel Town Center is 6 miles from Village for more retail options. The shopping mall hosts 110 department and specialty stores, including Macy's and Kirkland's, and numerous restaurants, including Ferah Tex-Med Kitchen. The restaurant fuses the flavors of Texas and the Mediterranean through dishes like zesty falafel tacos. Walmart Supercenter and Sam's Club are less than a mile up President George Bush Turnpike from Firewheel Town Center. Another shopping center close to home is Richardson Square, which is home to Target, a movie theater and India Bazaar. Residents can grab fresh produce like jackfruits and Asian spices and snacks.

From theme parks to the Wildflower! Arts and Music Festival
In the summer, families enjoy theme parks like Adventure Landing, Play Street Museum, Hawaiian Waters Garland and Rowlett Wet Zone. Strike + Reel off President George Bush Highway provides a fun weekend afternoon of bowling, bumper cars and movies. Annual events include a Taste of Firewheel and the Wildflower! Arts and Music Festival. Nearby, locals can enjoy live music at the Bluegrass on Ballard event in Wylie every summer, or garner new wall art at the Cottonwood Art Festival in the City of Richardson. Dallas Area Rapid Transit (DART) serves Village with bus lines that run to light rail stations in Downtown Garland and nearby Cityline (Richardson, Texas).
