The central Garland neighborhood of Western Heights combines quaint homes from the mid-1900s with new, modern builds. "Western Heights is one of Garland's quiet, well-located neighborhoods with older, reasonably priced homes and easy access to Richardson and Dallas," says Michelle Jones, a Garland resident and real estate agent with Keller Williams North Country. "But it also has some new homes in the middle of the older homes, so that makes it a little different from other neighborhoods." In addition to the homes, the neighborhood's proximity to local restaurants, shops, and downtown makes it an appealing option for those living in the Metroplex.

Mid-century homes and modern builds

A mix of towering trees with sprawling leaves, thin trees shorter than a garage door, and bushes with various colors of flowers fill the streets of Western Heights. Narrow streets offer street parking but leave little room for ongoing traffic, and thin sidewalks require walkers to step off the sidewalk when they pass. Many of the area's more modest homes were built in the 1950s through the 1970s, with some larger homes coming from the 2020s. Prices typically range from about $300,000 for a ranch-style house with a garage to about $650,000 for a new construction home with traditional architecture and craftsman influence. Home sizes range from 1,200 square feet to nearly 3,000 square feet, with the average being just over 1,600 square feet. "The older homes in Western Heights have decently sized lots, which isn't always the case with new builds," Jones says. "If you want a little bit of a larger front and back yard, go with one of the older homes in the neighborhood."

Grab Pasta at Vitto’s Pizza-N-Grill

Hiep Thai Food Store and El Rancho Supermercado sit near North Jupiter Road and West Walnut Street as specific grocery store options, with Albertsons and Walmart Neighborhood Market about a mile away. Shoppers can stop by Village Plaza, a shopping area with a handful of stores, service shops and restaurants, or head a few miles north to find big-name retailers like Ross, Target and Lowe's. Vitto's Pizza-N-Grill, a Garland staple, serves Italian food favorites like margherita pizza and manicotti. "It's a Garland homestead restaurant," Jones says. "It's been around for a while. Surma Grocery and Ethiopian Restaurant offers classic Ethiopian dishes in a soothing environment, with light brown tile floors and exposed brick on the lower walls.

Earn an associate degree at North Garland High

Garland Independent School District's "Choose Your School" program allows Western Heights families to take their pick of the district's 72 schools. Davis Elementary School teaches kindergarten through fifth grade and receives a B-rating from Niche. Davis Elementary offers programs and activities like Jump Rope for Heart and Field Day, where students participate in outdoor and indoor obstacles, games, bounce houses and more. Jackson Technology teaches sixth through eighth grades and gets a B-plus. Like the rest of the district, Jackson is committed to offering the fine arts, including band, theater and choir. North Garland High School earns an A and offers a Pathways to Technology Early College course, where students earn their high school diploma, 60+ college credit hours and an Associate of Science or Associate of Applied Science Degree.

Scenic views at Duck Creek Golf Club

Athletes head to Groves Park, near the center of the neighborhood, where they play baseball and softball on the fields and tennis on the open courts. The colorful playground and walking trails give space for the children to burn off energy while parents can get some steps in. Montgomery Park provides a lush green soccer field for pick-up games and a handful of picnic tables with a pavilion for shade. Golfers hit the green at Duck Creek Golf Club, open to daily fee play and annual memberships. Players test their swing on the 18-hole, scenic course with views of Duck Creek.

Take the DART around the Metroplex

Western Heights has several bus stops along the bordering streets of the neighborhood. West Walnut Street and Forest Lane stops are a straight shot to downtown Garland, about two-and-a-half miles east, with DART rail stations to get around the Metroplex. The area has some walkability, with nearby restaurants and shops, but is primarily car-dependent outside public transportation. Travelers drive about 24 miles west to DFW International Airport and about 16 miles south to downtown Dallas. The traffic towards Dallas is heavy during peak hours and can take up to an hour, so commuters plan accordingly.
