That’s 5 minutes to Toyota,” says Rita Jones, farmer and Realtor with Keller Williams. “Number two is it’s a little hillier and not that great a farmland, so sometimes it’s cheaper than some of the flatter land, say, going from Georgetown toward Lexington.”

Dog walking, fishing and hunting at scenic Veterans Memorial WMA
A draw for hunters and anglers, the 2,500-acre Veterans Memorial WMA is among the most popular sites of its kind in the region. Its habitats include hardwood forests and grasslands, home to animals ranging from amphibians to deer. Dog owners enjoy bringing their pups out here and will even spot abandoned homes and farm structures during their walks. Bordering woodlands also give some homeowners convenient recreation. “A lot of people like to have some place to go trekking around in the woods,” Jones says.

Attending strong Scott County schools
Students may start at Northern Elementary School, located right outside Muddy Ford. The school gets a B-plus from Niche, and its accolades include one of its teachers being named Kentucky’s best educator in 2022. Students may then continue to Scott County middle and high schools, which get B-plus and B grades. The high school’s athletics program includes a strong softball team that was ranked among the top ones in the state in 2025.

Choosing between Sadieville and Georgetown for celebrations
Muddy Ford is no more than 10 miles from Georgetown and the small city of Sadieville, which have their own lineups of events. Sadieville’s July 4 celebration in Veteran’s Park features food trucks and the signature fireworks show. Downtown Georgetown is the home of the Festival of the Horse, a massive multi-day event celebrating the region’s equestrian heritage. Each September, thousands flock to the downtown to enjoy entertainment ranging from parades with riders and horse-drawn carriages to bluegrass music performances.
I-75 travel to Lexington and Cincinnati
The community is located right along Interstate 75, which takes commuters and travelers toward several destinations to the north and south.
