Chandler Heights Citrus offers accessibility and country living
In the southern region of Phoenix’s East Valley, Chandler Heights Citrus is a classic desert neighborhood with convenience to big-city amenities. “Everything used to be farmland as of the early 2000s, but in the past 20 years, it’s really ramped up,” says Realtor Susan Bermudez of LPT Realty, LLC, who has sold homes here since 2012. Views of the San Tan Mountains backdrop the valleys below, and dirt roads add to the rustic feel. Lots are large enough for recreational vehicles and horse facilities, and the main boulevard houses mechanic shops and a few locally owned restaurants. The neighborhood's CAP Index Crime Score is 2 out of 10, significantly lower than the national average of 4.
Lots come in many sizes, and architecture combats desert heat
The housing market consists of single-family homes with Pueblo, Spanish and Mediterranean influences and stucco facades used for insulation. Newer builds may also feature contemporary accents. Sidewalks are uncommon throughout the neighborhood, and many roads are covered with sand and lined with palm trees. Lots typically have dividing fences and vary in size, with some reaching nearly 3 acres. The largest properties have pools, horse corrals and recreational vehicles parked outside. Most homes sell between $500,000 and $900,000. Those that exceed 3,000 square feet and have more than four bedrooms often range from $1 million to $3 million. “You get a lot of bang for your buck here,” Bermudez says.
Independently run restaurants and shopping centers are close by
Though the neighborhood has a secluded feel in many areas, major retailers and local businesses are within a few miles. San Tan Boulevard cuts through the center of town, providing convenience stores, various mechanics and a few restaurants. Vero Chicago Pizza brings deep-dish pies to the desert, and San Tan Café serves American diner classics. Casa De Mina, a popular Mexican spot off Power Road, has the occasional live mariachi band. Visitors from all over the valley come for Caldwell County BBQ, which has plenty of outdoor seating and live music adjacent to Pecan Lake Entertainment Park. “I love barbecue, and Caldwell has the best,” Bermudez says. Shoppers head to Queen Creek Marketplace for dozens of retailers, and plazas off Rittenhouse and Ellsworth roads include additional big-box options, such as Walmart. Fry’s Food Stores also has a location 4 miles away.
Students attend the highest-rated school district in Arizona
Chandler Unified School District No. 80 boasts the highest rating in the state from Niche. Dr. Gary and Annette Auxier Elementary scores an A, and Dr. Camille Casteel High earns an A-minus and teaches grades 7 through 12. Casteel High offers dozens of sports programs, and Niche ranks the school in the top 10 for athletics in Arizona.
Hiking trails, country clubs and amusement parks are minutes away
The San Tan Mountain Regional Park is the largest nearby recreation space, with miles of hiking, biking and equestrian trails. Golfers head next door to the Seville Golf & Country Club, which offers member-only athletic amenities, including racquet courts, pools and an 18-hole, par-72 course. Pecan Lake Entertainment is an amusement park with lots of activities, from go-karting and escape rooms to rope courses and a new surf simulator, coming in spring 2025. Next door, Horseshoe Park & Equestrian Centre features a public arena that runs on a first-come, first-served basis and hosts concerts and rodeos.
Freeways head toward Phoenix and other East Valley cities
State routes 202 and 24, known colloquially as the 202 and 24 freeways, are accessible within 10 miles. The freeways lead to larger metropolitan areas, including Mesa, 25 miles away, and Phoenix, 35 miles northwest. Interstate 10 is another popular route into Phoenix. Select domestic flights take off from Mesa Gateway Airport, an 8-mile drive from most residences.
