Many have rock-landscaped front yards with desert plants as well as fenced-in backyards with pools. Some are within walking distance of pickleball courts, playgrounds and The Church of Jesus Christ of Latter-day Saints, which is actively involved in the community. Smaller home, mostly in the northern section of the neighborhood, range between $400,000 and $600,000. Properties with more square footage and are generally spread out around the neighborhood borders are priced from $630,000 to $800,000; a few may even fall in the million-dollar range. San Tan Ranch is zoned for the Higley Unified School Districts, rated one of the best in the state by Niche. Kids start out at San Tan Elementary, which offers kindergarten through sixth grade and is rated an A by Niche. The school is in the middle of the neighborhood and is walkable for some. For seventh and eighth grade, students continue on to Sossaman Middle, about 4 miles away, which also earns an A. Within the neighborhood, residents can grocery shop at Fry’s Food and Drug. Several locally owned boutiques and shops are 2 miles north of the area in the Verde at Cooley Station shopping mall. Folks can shop for trendy clothes and shoes at Sophie May Boutique or pick up desserts at Decadent Macaron. SanTan Village is a few miles northwest and features several popular retail chain stores like Dillard’s and Dick’s Sporting Goods. Nearby, Cooper’s Hawk Winery and Restaurant serves steak and seafood platters and has a large collection of reds and whites in their on-site wine-tasting room. The area houses a handful of pocket parks like Toddler and Menlo Park, both including covered playgrounds and flat, open spaces. Adventures at Boulders Park has rock formations to climb on and a circular, paved trail. A few miles south, the 272-acre Gilbert Regional Park features a fenced-in splash pad, several sand volleyball courts and a massive pond with a fishing pier. The city is planning to add an additional 25 acres for water park attractions like a surf lagoon and areas to practice paddle boarding and canoeing. Residents are within a few miles of the Arizona 202 or “Loop 202”, which does, in fact, loop around the greater Phoenix area. Downtown Gilbert, known by locals as the Heritage District, is roughly 10 miles northwest. People here drive to get from one place to another, but several roads do offer bike lanes. Arizona General Hospital is roughly a 3-mile drive east, and the Phoenix-Mesa Gateway Airport is 4 miles east.Bonding over drinks and house decorating contests
The neighborhood hosts several get-togethers and celebrations. Drinks on the Driveway is a lowkey event featuring red solo cups and lawn chairs at designated homes at least once a month. During the holidays, carolers from the nearby Church of Jesus Christ of Latter-day Saints go door-to-door, and the community holds Halloween and Christmas house decorating contests. In December, folks can also head over to The Barn and Trailside Community Park for Winter Wonderland, an event filled with wagon rides, a petting zoo and even fake snow for kids to play in. Due to its desert climate, residents will experience extremely hot days. During major heat waves, Gilbert’s city website recommends locals wear loose-fitting clothing, avoid using their ovens and cover windows with drapes. The city also has a handful of cooling centers including the Southeast Regional Library 7 miles north of the neighborhood.
