Suburban living near the shores of Lake Erie
When businessman Colonel Thomas Forster looked out over Fairview’s creeks in 1797, he declared, “This is the fairest view I have seen yet,” and the name has stuck ever since. Situated just 2 miles from the southern shore of Lake Erie, Fairview is known for its tributaries where steelhead trout jump from the waters. Alongside its bubbling streams, the community offers quiet, suburban living with tree-lined streets and top-rated schools. “One of the biggest selling points in Fairview is that the schools are exceptional,” says Tom Jones, associate broker of the Tom Jones Group with Keller Williams Realty and a resident of the Fairview Township. “We ended up in Fairview because I had two girls who were moving up into middle school age, and we wanted to send them to good schools.” The community also offers access to U.S. Route 20 and the lakefront amenities of downtown Erie. “It’s kind of a suburb of Erie, and it’s easily accessible transportation-wise,” Jones says. “If I can give a personal recommendation, we could have moved anywhere, and we ended up here. It’s a wonderful community.”

Pleasant Ridge Park is less than a 3-mile drive southwest of Fairview. As the largest green space in Fairview Township, the park spans 80 acres and features miles of wooded nature trails for walkers, runners and bikers to explore. The green space also has a sand volleyball court, an 18-hole disc golf course and a playground. The shores of Lake Erie are just 2 miles north, and Avonia Beach Park is known for its dazzling sunsets. The beach is also a popular spot for fishing, and anglers frequently cast their lines into the mouth of Trout Run in hopes of reeling in steelhead trout. A bit further east is Walnut Creek, another tributary of Lake Erie where the trout swim freely. “Another house we owned in Fairview was right across the street from Walnut Creek," Jones says. "People would come in the spring and fish down there all the time.” Golfers can join the private Lake Shore Country Club, which has an 18-hole, lakefront course. About 3 miles east of Fairview, Westway Lanes offers traditional and duckpin bowling.

Winter festival in Pleasant Ridge Park
Pleasant Ridge Park also hosts events organized by Fairview Township Parks and Recreation. Summer brings movie nights and concerts, while Winter Fun Day takes advantage of the area’s abundant snowfall with a cross-country ski scavenger hunt, Siberian husky demos and snow painting. Residents can also compete in disc golf tournaments, including the Mid-Summer Classic and the Ice Chains Open.
Dual-enrollment program at Fairview High School
Students may attend the Fairview School District, which Niche ranks as the best school district in the Erie region. The district follows a 1:1 iPad initiative, and all students in third through 12th grade are given a tablet to enhance their studies. Fairview Elementary School and Fairview Middle School each earn an A from Niche, while Fairview High School scores an A-minus. The three schools are right next to each other within the neighborhood. The high school partners with Fernand Renaudeau High School in Cholet, France, to offer a two-week exchange program that immerses students in French culture and language. Teens can also take dual-enrollment courses to earn college credit from Gannon University, PennWest Edinboro and Mercyhurst University.

Sprawling ranch-style homes and new construction
Most houses in Fairview date to the mid-1900s. Ranch-style homes feature brick or vinyl exteriors and sit alongside traditional Cape Cods. There are also several Colonial revivals and split-levels in Fairview. The median lot size is just over a quarter acre, and many feature fenced-in backyards with small patios or in-ground pools. These single-family homes typically sell for about $190,000 for a two-bedroom Cape Cod to $320,000 for a four-bedroom Colonial revival. Newer construction includes the Evergreen Farms subdivision, a planned community of energy-efficient homes built throughout the 2010s and early 2020s. With U.S. Route 20 bisecting Fairview, residents have access to several local shops and restaurants. Main Street Antiques features a curated collection of furniture and home goods, while FishUSA supplies anglers with all the gear they need to visit the tributaries of Lake Erie. Favorites for dining include Main Street Cakery Café, known for its homemade baked goods and all-day breakfast. U.S. Route 20 connects residents to downtown Erie
Fairview is centrally located at the intersection of Route 20 and Pennsylvania Route 98. PA-98 provides access to major thoroughfares such as Interstate 90, while 20 leads about 6 miles east to Erie International Airport and 12 miles to downtown Erie. There are also several houses of worship along PA-98, including Fairview Presbyterian Church and Fairview United Methodist Church. The Erie Metropolitan Transit Authority, abbreviated as the EMTA and known locally as “the e,” provides bus service to the community, covering destinations that include downtown Erie.
