A mix of residential and commercial in Mariposa

Mariposa, which means "butterfly" in Spanish, is located in the city of Glendale. It's about 7 miles north of Downtown Los Angeles. The neighborhood has walkable streets with sidewalks, plenty of trees and greenery. It's relatively flat, but depending on one's vantage point, there are views of the Verdugos Mountains to the north.

Condominiums and some early 20th-century homes

Mariposa has many multiunit buildings; apartments make up the bulk of housing, followed by condominiums. Condo prices over a year as of February 2025 were in the mid $400,000s to mid $700,000s. There are also single-family homes, like early 20th-century Craftsmans, Spanish-style bungalows, and some newer builds. Prices range from the $700,000s to $1.3 million. "Real estate values continue to appreciate, reflecting the city's growing appeal," says Sheida Rezazadeh, a broker associate with Keller Williams Real Estate Services. In February 2025, the average Mariposa sales price for a year was up 16% over the previous 12 months.

Maple Park in Mariposa, Griffith Park nearby

Maple Park and Community Center has an indoor gym, ping pong tables, tennis courts, multiuse fields and walking paths. Several miles west is Griffith Park, which includes the Los Angeles Zoo, the Griffith Park Observatory, golf courses, gardens and trails. It's about 6 miles from Mariposa to Dodger Stadium.

Mann Elementary, Roosevelt Middle and Glendale High

Horace Mann Elementary School earns an A-minus grade from Niche and is a repeat winner of the America's Best Schools award from the National Center for Urban School Transformation. Theodore Roosevelt Middle, which has a B-plus, a STEAM academy, is one of an assortment of magnet schools in the Glendale Unified School District. Glendale High School has a B-plus. Roosevelt participates in GUSD's dual immersion language program in Spanish, as does Glendale High, which also has an Armenian program. The Glendale Community College Garfield Campus is in Mariposa.

Events like the Armenian American Museum Festival

The Armenian American Museum Festival in October has been held outside the Glendale Central Library, close by to the north. A well-attended annual event at the library is the Glendale Día de los Muertos in November. Also nearby, the Museum of Neon Art offers half-price admission to Glendale residents, facilitates walking tours such as Glowing Glendale and offers classes in neon creation. There are two farmers markets within a couple of miles of Mariposa. The Glendale Gateway Certified Farmers Market is held on Tuesdays, to the north on Brand Avenue, and to the southwest, the Atwater Village Farmers Market is held on Sundays.

Buses, the Glendale Transportation Center and freeways

Stops for the Beeline Bus and LA Metro buses are on South Glendale Avenue and around the neighborhood's periphery. The Glendale Transportation Center (GTC), a couple of miles away, has 300 parking spaces and access to Metrolink rail, Amtrak and Greyhound. Mariposa is located between Interstate 5 and state Routes 2 and 134. The Hollywood Burbank Airport, about 8 miles away, has domestic passenger service.

Glendale Avenue and Brand Street dining and shopping

Much of Mariposa's retail and dining is along South Glendale Avenue or South Brand Street. Sam's Armenian Bakery is known for its lahmajun, which some call Armenian pizza. Among a diverse assortment of restaurants, there's La Cubana Restaurant, which has been open since 1973. Mamita Peruvian Restaurant has specialties like spaghetti dish Sallarin Saltado, and Elena's Greek Armenian Restaurant is known for home-style classics. Maple Market, Adams Supper Market and JONS Fresh Marketplace have produce and pantry staples. Northwest of the neighborhood is The Americana at Brand, a shopping and lifestyle destination with over 75 businesses, including a movie theater. Nearby Glendale Galleria has more than 200 stores. "Both are perfect spots for shopping — including luxury brands — and for dining and enjoying the outdoor atmosphere," Rezazadeh says.
