An involved community with mountain views
Views of the White Tank Mountains and proximity to hiking trails might initially attract people to North Goodyear, a neighborhood with master-planned subdivisions and multi-acre horse properties, but it's the friendly community that makes people stick around. “People here are very inclined to be connected to their neighbors and develop those relationships,” says Rachele Funk, a Realtor with The Offer Company who lives in the area and has sold homes here for 32 years. “We don’t just live here; we’re involved in schools, sports, the homeowners associations — in making the community a better place.”
Most of the homes here are on the west side, while industrial employers like PepsiCo, Daimler and Amazon can be found in the east, near the 303 freeway. Interstate 10 borders the neighborhood to the south, leading around 5 miles east to the new restaurants and stores of Goodyear Square, and roughly 26 miles east to downtown Phoenix. Nearby houses of worship include the Church of Jesus Christ of Latter-day Saints, and the overall CAP Index crime score here is 1 out of 10, lower than the national average of 4.
Gated subdivisions and horse properties
Within 21st-century master-planned subdivisions, 2020s new traditional homes sit along sidewalk-lined streets. Most of these homes have Southwestern elements like clay-tiled front-gabled roofs and earth-toned stucco exteriors, and yards feature rock gardens and low-water plantings. Lots are large enough for a brick-paved driveway leading to an attached garage (some big enough to store an RV), and most homes have backyard pools for cooling off in the Arizona heat.
Some of the neighborhood’s most affordable homes are the 1,400- to 2,100-square foot models found in Landings at Litchfield Park, with prices ranging from $370,000 to $470,000. In the semi-gated Sedella, homes range from 1,500 to 5,300 square feet, on lots between 8,000 square feet and a half-acre; prices range from $430,000 to $1.5 million, depending on a home's layout, acreage and luxury upgrades like chef’s kitchens and outdoor fireplaces. Monthly homeowners association fees in these communities cost between $60 and $150, covering ground maintenance.
The neighborhood’s west has a rural feel, with 1990s ranch-style and 21st-century Southwestern-style homes on 1- to 3-acre parcels, some with horse privileges. These homes sit far apart along narrow streets that lack sidewalks. Prices range from $425,000 to $1 million, depending on a home's acreage and size, which can range from 1,200 to 3,700 square feet.
Manufactured homes are available in the Canada Village community in the south, with layouts between 900 and 1,600 square feet. Prices typically range from $120,000 to $300,000, depending on size. Unlike many manufactured home communities, the residents here own their lots and do not have to pay homeowners association fees.
Career academies at Verrado High
The neighborhood is zoned for the Litchfield Elementary School District, which earns an A-minus from Niche. Kids can start school at the B-plus-rated Scott L. Libby Elementary, continue to the A-minus-rated Verrado Middle, and then switch to the A-minus-rated Agua Fria Union High School District to attend the B-rated Verrado High. Freshmen at Verrado High join one of three academies that explore careers like engineering and graphic design, giving students access to internships, industry tours and guest speakers. The nearby, unrated West Valley Christian School is a private school serving pre-kindergarten through Grade 8.
Hiking at White Tank Mountains Regional Park
Several hiking areas are within 10 miles of the neighborhood. To the west, the nearly 30,000-acre White Tank Mountains Regional Park has over 40 miles of hiking trails, including the popular 1-mile Waterfall Trail, known for its thousand-year-old petroglyphs and a waterfall that appears after heavy rain. The park's nature center hosts regular events like stargazing and full moon hikes.
Within the neighborhood, kids can burn off some energy at Sedella Park and Canada Village Park, two pocket parks with playgrounds. The public Verrado Golf Club to the west has 36 holes with views of the White Tank Mountains, and families can head northeast to Wildlife World Zoo, Aquarium & Safari Park to interact with animals from around the world. On hot days, movie buffs can catch the latest blockbuster at Harkins Theatres Estrella Falls 16.
Casual meals at Jacky’s Mexican Food
Jacky’s Mexican Food has been a North Goodyear staple since 2012. “Jacky’s is literally a tent in the middle of the desert,” Funk says. “It’s a food truck that has an outdoor seating area, and the food is amazing.” At Verrado Grille to the west, diners can enjoy classic American cuisine with views of the Verrado Golf Course. Goodyear Square, the city’s new commercial hub, is roughly 5 miles east, with local chain restaurants like Haymaker and Babbo Italian Eatery, and national retailers like TJ Maxx and Burlington. Grocery stores closer to home include Fry’s Marketplace and Costco Wholesale.
Bordered by the 303 freeway and I-10
“The commute from here is a lot friendlier than in other areas of Goodyear,” Funk says. I-10 borders North Goodyear on the south, leading about 26 miles east to downtown Phoenix, and the 303 freeway borders the neighborhood on the east. With no buses, bike lanes or regular sidewalks, most locals use their cars to get around. Abrazo West Campus, the closest hospital, is about 8 miles east, and Phoenix Sky Harbor International Airport is a 29-mile trip.
The Arizona Balloon Classic at Goodyear Ballpark
“It’s very community-oriented,” Funk says. “We have a lot of community activities, like holiday parades in the neighborhoods and community garage sales.” Residents here can also enjoy being part of the greater Goodyear community. Major League Baseball’s spring training every February and March is a big part of life in the city; Goodyear Ballpark, located about 8 miles southeast, is the spring training home to the Cincinnati Reds and Cleveland Guardians. The ballpark also hosts other popular events throughout the year, including the annual Arizona Balloon Classic, held each January, is a three-day celebration of hot-air balloons, with morning balloon ascensions and glowing balloons in the evening.
Jet noise from Luke Air Force Base
Luke Air Force Base, a major employer for the area, is to the northeast, and residents here can sometimes hear jets flying overhead. “Most people like it because they look at it as the sound of freedom,” Funk says. “It’s not a nuisance.”
The Arizona State Prison’s Perryville Complex, which houses female inmates at various security levels, is in the southeast corner of the neighborhood. The prison complex is also a major employer in Goodyear, and according to Funk, its proximity doesn’t affect residents' daily lives.
North Goodyear is close to natural areas like the White Tank Mountains, putting it at moderate risk for wildfire; residents are more likely to experience reduced air quality from nearby fires than any direct effects. To get wildfire alerts, residents can download an app from the Arizona Department of Forestry and Fire Management.
