An industrial park lies between Visalia and new construction in Goshen

Goshen is a small, mostly residential community along California state Route 99 connected to the larger town of Visalia by a stretch of manufacturing plants and distribution centers. “It’s located west of Visalia Industrial Park,” says Charlie Ramos, a broker with Crown Realty, who has more than 20 years of experience. “There are a lot of large employers there, but they go in and out. One of the big ones is an Amazon fulfillment center.” Ramos says that within the last few years, new commercial development — namely, truck stops — has invited a surge of new residential construction, which is expanding Goshen outward into the fields surrounding it.

New construction adds hundreds of homes and boosts inventory

Cottages and ranch-style homes from the 1940s through the 1970s, and New Traditional houses added during the 1990s and 2010s, typically range from $235,000 to $380,000. Properties needing updates or repairs are priced between $130,000 and $180,000. New homes inspired by older architectural styles range from $385,000 to $415,000. “I believe they put about 500 homes in, with more coming,” Ramos says. “Property values are lower in Goshen than in Visalia, but they are on the rise because of the new construction.” Wide sidewalks run throughout many of these more recent communities, and homes feature covered porches or patios and fenced yards that invite homeowners to spend more time outside.

Fresno airport and Route 99 expand regional travel options

Drivers can take California state Route 198 east to downtown Visalia, about 9 miles from Goshen. Visalia Transit maintains a public bus route from Goshen to downtown Visalia. Goshen Avenue passes by many of the employers between Goshen and Visalia. Route 99 travels about 75 miles south to Bakersfield and north to Fresno, roughly 35 miles away. Direct flights to cities across the West depart from Fresno Yosemite International Airport.

Plaza Park and its fishing pond, raceway and adjacent golf course

Peter Malloch Park is near recently developed communities on the northeastern side of Goshen and provides the neighborhood with a place to walk or enjoy a meal outside. Farther south of Goshen, Plaza Park is built around a fishing pond, where ducks and fishing lines skim the surface. A soccer field, baseball diamonds, pickleball and tennis courts, a leash-free dog park and a shaded playground surround the pond. Immediately south, Plaza Park Raceway's open-wheel dirt track draws a crowd for its events. Oak, eucalyptus and pine trees line the fairways of Valley Oaks Golf Course, whose three nine-hole courses are open to the public.

Zoning affects access to Redwood and El Diamante high schools

Two elementary and two high schools are in Goshen's attendance area. Most neighborhoods are zoned for Goshen Elementary, which receives a C-plus grade from Niche. Students who live in the southeastern part of town may attend B-plus-rated Hurley Elementary. Everyone comes together at B-rated Ridgeview Middle School. High schools are divided; children who attended Hurley Elementary can go on to A-rated Redwood High, while those from Goshen Elementary may enroll at B-plus-rated El Diamante High. El Diamante partners with the College of the Sequoias to offer dual enrollment classes. Students may also choose between more than 25 extracurricular clubs to join, including Athletic Decathlon, the Black Box Club and Future Farmers of America.

Fast-food chains and Mexican food trucks around Route 99

Several fast-food chains and Mexican food trucks surround the intersection of California state Route 99 and Betty Drive. Buzz’s Drive In is a local joint housed in a bright yellow cottage with outdoor counters and barstool seating next to its delivery windows. Taqueria El Rincon is a food truck that serves tacos on handmade tortillas and all-day classic breakfasts. Sheltered picnic tables nearby invite customers to enjoy their meals outside. Goshen Supermarket is the community’s main place to shop for produce.
