You're literally surrounded by water. You have these huge lakes for boating and tubing and fishing. It's every water lover's dream." Waterfront homes are prevalent in Grand Island, ranging from ranch-style dwellings on canals to the community's largest residences along its lakes. Private docks and boat slips are common features of these properties. Custom houses on spacious lots with private driveways dot the streets. A collection of multi-level homes can be found in Grand Island Reserve, a planned development providing amenities, including a community pool and basketball court. Additional options include townhouses or manufactured homes inside the 55-plus community, Grand Island Resort, which has its own marina.
"A 2,500-square-foot home is about $400,000. That same home in South Florida is going to cost you at least $800,000," LaFave says. Prices range from $225,000 for a starter home to over $600,000 for a house on over two acres. Waterfront properties and larger lots may list for over $1 million. "You're not on the coast, so you don't have to pay high property taxes or get hurricane insurance," says LaFave. Although the community is perched between two large lakes, homes around the border only have a moderate chance of flooding.

Not too secluded to grab a meal or groceries
Although the community doesn't have restaurants within its water-bound borders, there are several nearby options. Stavro's and Sons Pizza, offers classic Italian, Greek & Mediterranean specialties, and The Troff is an Old Florida spot for oysters and other coastal favorites. Crossroads 44 Music & Sports Bar provides live music and cold beer. Retail options include the Publix-anchored Woodland Center and a Winn-Dixie, about 5 miles east. Residents can visit the Lake County Fairgrounds in nearby Eustis for regular community events, including a popular farmers' and flea market every Thursday.

As part of the Lake County School district, students may attend Eustis Elementary, which has a B-minus grade from Niche. High schoolers have access to dual enrollment courses and multiple CTE pathways. The elementary and high schools are within blocks of each other, and the middle school is only a short drive away.

The U.S. Highway 19 corridor is easily accessible via State Road 44, which connects locals to Leesburg to the west and Eustis to the east. "You're right in the middle of everything," says LaFave. "It's about the same distance to each coast. You're less than an hour from Orlando and an hour and a half from Tampa. It's a nice getaway from the city that really is centrally located." Leesburg International Airport is about 10 miles away for travel beyond the region.
