Lakeside living a short drive from the DFW Airport
On the south end of Grand Prairie near Joe Pool Lake, Lynn Creek Hills is a quiet community offering proximity to some of DFW’s top amenities. “The quality of lifestyle is just excellent right there,” says Vivian Vance, broker associate at Century 21 Judge Fite Company. “Number one, it’s just a stone’s throw from Joe Pool Lake. That has fishing, boating, a restaurant, a bar – everything you could want as far as entertainment goes. It’s in the award-winning Mansfield Independent School District, and it’s adjacent to State Highway 360, which is a direct path to DFW International Airport.”
Brick new traditional homes in Lynn Creek Hills
About half the residences in Lynn Creek Hills are apartments and the other half are single-family homes, typically brick new traditional houses built in the 2000s. The average home size is about 2,500 square feet, and most homes have between three and five bedrooms. Front-facing two-car garages are common, and the neighborhood’s streets have sidewalks. Recent sales prices in the neighborhood range from about $350,000 to $550,000. Lynn Creek Hills has a 2 out of 10 CAP Index Crime Score, well below the national average of 4.
Mansfield Independent School District earns an A
Students in Lynn Creek Hills attend schools in Mansfield Independent School District, which gets an overall A grade from Niche and ranks on the site as the fourth best school district in Tarrant County. They can start at the B-plus-rated Louise Cabaniss Academy of Young Scholars before continuing to the B-plus-rated Della Icenhower Intermediate School and the A-minus-rated James Coble Middle School. Students can then attend the A-minus-rated Timberview High School, which Niche ranks as one of its top 20 standout high schools in the DFW area. In 2016, Timberview High School was named an AVID National Demonstration School, and in 2017, it was named an AVID Schoolwide Site of Distinction.
A swimming beach, holiday lights and a neighborhood playground
“Lynn Creek Park is a very nice park adjacent to the neighborhood that leads to Joe Pool Lake,” Vance says. The park’s white sand beach makes it popular for swimming, plus it has two boat ramps and recreational amenities such as volleyball courts, playgrounds and grills. Each December, the park sets up Prairie Lights, a 2-mile drive-through holiday lights display complete with a carnival, forest walking path and photos with Santa. A mile northeast of Lynn Creek Hills, Somerton Children Park is a smaller neighborhood park with a playground.
Chains and local businesses as Lake Prairie Towne Crossing
Less than a mile north, Lake Prairie Towne Crossing is a strip mall with all the essentials. Residents can run errands at Target, Marshalls, Petco and The Home Depot, exercise at 24 Hour Fitness and pick between several dining destinations for a bite to eat. The shopping center features local establishments such as Pho Duc, a Vietnamese restaurant, and The Crazee Crab, a Cajun seafood spot, as well as chains like IHOP, McDonald’s, Chili’s and Chick-fil-A.
Taking State Highway 360 to get around DFW
Lynn Creek Hills is a car-dependent neighborhood off State Highway 360, 24 miles southwest of Dallas, 10 miles south of Arlington and 25 miles southeast of Fort Worth. Residents can use Via Grand Prairie, an on-demand shared ride service, to get around the city. The nearest medical center is Texas Health Hospital Mansfield, 10 miles south. When traveling out of town, residents can fly out of Dallas Fort Worth International Airport, 16 miles north, or Dallas Love Field, 28 miles northeast.
