Grand View-on-Hudson offers luxury homes and waterfront views

Consisting of a single stretch of River Road, the village of Grand View-on-Hudson rests between the Hudson River and the Palisades cliffs. The area is desirable for its homes, which have some of the clearest waterfront views of any community on the western banks. Adam Blankfort, the broker on the Ask Adam Team of Corcoran Baer & McIntosh Real Estate, says the area is “the real hidden gem between Nyack and Piermont,” adding that it provides Hamptons-style luxury along the Hudson River. Nobel Prize-winning author Toni Morrison lived in the community from the late 1970s until her death in 2019. Morrison’s home, a converted boathouse, burned down in 1993, but she rebuilt it with upgrades like a patio and a private dock. Several area homes offer similar perks, and neighboring cities provide residents with fashionable restaurants and popular green spaces.

Multimillion-dollar homes with a range of influences sit on River Road

River Road bisects the community, with homes on either side. Blankfort says properties on the west side often directly lead to the Raymond G. Esposito Trail, allowing them to walk to Nyack or Piermont. The area's custom homes tend to be large and can carry Victorian, Cape Cod or Craftsman-style influences. Many were built in the 1800s or late 1700s. Blankfort says most houses range from $2 million to $4 million. “When people see what they can get [for that price], they are pretty blown away,” Blankfort says. Properties below that range are likely in need of repairs, Blankfort says. Most homes have views of the Hudson River, and their grassy yards typically feature an abundance of bushes, hedges and small trees.

South Orangetown Central School District gets top marks from Niche

Students are served by the South Orangetown Central School District, which gets an A-plus from Niche. Those up to second grade can attend William O. Schaefer Elementary School, which holds an A. Cottage Lane Elementary School, for third through fifth grade, gets an A-minus score, and South Orangetown Middle School receives an A. Tappan Zee High School offers extracurriculars like TONES, its literary magazine, and Aquaponics, where students learn to maintain an aquatic food production system and harvest its herbs and vegetables. The school earns an A-plus rating. Three private schools across the Hudson River also get A-plus ratings, including The Masters School, an academy for fifth through 12th grade with boarding options.

Hiking trails, a fishing pier and fun at the Palisades Center

Several green spaces are nearby, and St. John the Baptist Roman Catholic Church sits along River Road. Nike Park is the former site of a government radar tracking station; it now has hiking trails and a view of the Hudson River. To the south, Parelli Park has a small boardwalk, and Piermont Pier allows fishing and crabbing. Tallman Mountain State Park’s running track, swimming pool, cross-country skiing area and tennis courts make it a hotspot for outdoor lovers. Tappan Zee Marina offers boat and jet ski slip rentals. To the north, Village of Nyack Memorial Park & Marina features a skate area, a splash pad, a baseball field and a basketball court. The Palisades Center mall, less than a 5-mile drive, contains an ice rink, a bowling alley and an AMC movie theater.

Upscale restaurants are within a few miles, as are retail stores

A number of restaurants sit within a few miles of the community. To the north, The Hudson House of Nyack is built inside a former jail and village hall. The eatery uses its still-standing jail cells as two-person lounges. Art Cafe’s coffee puts a modern spin on traditional Israeli recipes. Prohibition River, a craft bistro, offers a large beer and whiskey menu. In Piermont, Confetti Ristorante & Vinoteca serves traditional Italian entrees. Trata on the River, a Greek restaurant, has a private beach and an outdoor seating area with a heated pergola. Adding to its marina-like feel, customers can dock their boats there while dining. “It feels like you’re in another country,” Blankfort says, adding that it quickly became the talk of the area when it opened in 2024. Nyack Fresh Market, Old World Food Market and Stop & Shop are less than 5 miles away. The Palisades Center has more than 200 stores, including Gap, Macy’s and Old Navy.

Enjoy summer concerts, fireworks displays and Christmas celebrations

Village of Nyack Memorial Park hosts summer concerts and other special events, like the annual Independence Day Fireworks celebration. Piermont holds an annual Christmas Tree Lighting with hot cocoa handouts and a visit from Santa Claus.

Access to Interstate 287 and LaGuardia Airport

Residents can access nearby major highways like Interstate 287, which features the Governor Mario M. Cuomo Bridge over the Hudson River, and U.S. Route 9W. Nyack and Piermont are less than 3 miles away. The Metro-North Railroad stops in Tarrytown, around 8 miles away, and can get passengers to Manhattan’s Grand Central Station in about an hour. Montefiore Nyack Hospital is about a 3-mile drive, and LaGuardia Airport is around 25 miles out. Blankfort says inclement weather, like snow, is not usually a problem in the area. Flooding is not typically an issue, Blankfort says, and many community homes do not require flood insurance.
