Sought-after Columbus suburb

About 4 miles northwest of downtown Columbus is the suburb of Grandview Heights, which originally was part of the Marble Cliff area to the west, the first suburb of Columbus in the 1800s. Today, Grandview Heights has become one of the more sought-after communities in the area. “When a home goes up for sale in Grandview Heights, competition is pretty fierce,” says Becky Warnement, a Realtor with Coldwell Banker Realty with almost 20 years of experience. “It’s a unique area because you have a small, hometown vibe that’s very close to downtown.” Add to that the appeal of an older home, which Grandview Heights has plenty of.

Historic shopping area

There are many unique businesses along Grandview Avenue, part of the historic Bank Block section of Grandview Heights. When the collection of shops was dedicated in 1928, it was considered one of the earliest regional shopping centers in the country. It was listed on the National Register of Historic Places in 1999. If the weather’s nice, Stauf’s Coffee Roasters will likely have many people sitting outside enjoying their beverages while watching people or traffic go by. The Grandview Theater and Drafthouse allows the enjoyment of a movie, cold beverage, and even a slice of pizza from the in-house Fibonacci’s Pizzeria.

Quaint homes on shady streets

Most homes were built in the early to mid-20th century and can be Cape Cod, colonial revival or Craftsman. “The typical house will be two-story with a brick or stone exterior and overlapping wood planks, or clapboard style, in the front,” Warnement says. “Neighbors are close by. There’s not a lot of huge lots, but there are some.” Sidewalks are prominent on the neighborhood streets, usually under the cover of mature oak or elm trees. The price range of the homes in Grandview Heights is between $400,000 and $600,000, and the living space is between 1500 and 2500 square feet. Detached garages are typical of many older homes. Grandview Yard is a mixed-use development combining residential, retail and office space. Most of the property is rental, but there are opportunities to purchase a condo. The homes in that development were built in the 2010s and 2020s.

Grandview Heights independent from Columbus

Grandview Heights became a city in 1931, with independent police and fire departments and its own school district. The Grandview Heights City School District is rated an A on Niche and is one of the oldest and smallest school districts in Central Ohio. Stevenson Elementary School has a student-teacher ratio of 16-to-1 and is rated an A overall. Larson Middle School students can access the online homework help program, Brainfuse, at the nearby Grandview Heights Public Library. The school gets an A overall grade. Grandview Heights High School has a 13-to-1 student-to-teacher ratio and gets an A for academics and the teaching staff.

There are plenty of outdoor recreation opportunities along Goodale Boulevard. The largest, Wyman Woods Park, offers a densely forested area with a creek that flows through the center. There’s an extensive network of hiking and walking trails along with picnic areas and a playground. McKinley Field is a park with a baseball diamond, tennis courts, playground and picnic area. C. Ray Buck Sports Park has numerous baseball diamonds, popular for summer leagues, a playground and a walking trail.

Not far from popular areas

With stops on east-west routes like 1st Avenue and north-south roads like Grandview Avenue, there are several opportunities to catch the Central Ohio Transit Authority, or COTA, bus in Grandview Heights.
