With rich rural land to the west and access to the Indian River and Saint Sebastian River to the east, Deer Run residents have the best of both worlds. “It’s a neat little area and everybody wants to be here. We figured that out pretty quickly after we moved here,” says Lisa Bendixen a local Realtor with Marge Frego Realty. “I think people love it here because it’s so quiet and secluded. Things tend to sell really quickly here for that reason, especially if it’s waterfront property and if it’s been updated.”

Homes in this neighborhood include both brick and stucco ranch-style homes and sprawling old Florida country homes. They range in price from $445,000 to $1,525,000 depending on their size and location. Square footage can be anywhere from 1,200 to 6,5000, and homes with waterfront canal access to the Indian River tend to be more expensive. Homes were built as far back as the 1950s and as recently as 2023. Covered pools add a luxury touch to more common amenities like attached garages and large front porches paired with columns add a classic Florida touch to the homes’ architecture. Lot sizes can be anywhere from 5,000 square feet to 5 acres, with smaller lots clustered more tightly together as you get closer to the water. Larger, multi-acre lots tend to be in the western half of the neighborhood.

Students in Deer Run can attend Sunrise Elementary School which received a B rating from Niche and serves about 690 students with a student-teacher ratio of 13 to 1. Southwest Middle School is another option that received a B-minus rating from Niche and offers its students both a gifted program and an Advanced Placement Preparation program. Bayside High School received a B rating from Niche and offers CTE courses that include everything from the culinary arts to technical design to engineering technology.

Stretch your legs on the long trails running through the Micco Scrub Sanctuary, which stretches for over 1,300 acres and protects marshes and dry flatwoods along with local plants and animals that can’t be found anywhere else in the U.S. The TM Goodwin Waterfowl Management Area is the perfect place for everything from hiking and biking to fishing and bird watching thanks to extensive freshwater marshes and diverse wetland wildlife. The St. Sebastian River Preserve State Park is another great place for nature enthusiasts and photographers who can explore miles of trails through grassy, longleaf pine forests that hold over 50 protected species. For a more traditional neighborhood park experience, visit the South Mainland Community Center, a 10-acre community park with a covered playground and community center complete with a gymnasium. Challenge your friends to a game on the indoor basketball court or sharpen your skills on one of the pool tables.

Once you’ve worked up an appetite, swing by The Chubby Mullet Bar and Grill, where fresh local seafood is the standard and the views are out of this world. Watch the boats go by while you kick back with a drink in their outdoor seating area right on the Indian River Lagoon. Outrigger’s Bar & Grill is another great option with a laid-back vibe and a prime location right on the Sebastian River. Dig into some burgers, tacos or seafood and wash it down with a beer or cocktail. Locals love the jumbo smoked wings and live entertainment every weekend.
