Just across the Bay Bridge from Annapolis, Grasonville offers single-family homes, townhouses and condos with proximity to waterfront restaurants and outdoor activities. Most of its real estate is waterfront condos and single-family homes in subdivisions, plus a large RV park with recreational amenities. Residents here can send their children to the highly rated Queen Anne’s County Public Schools, work in Annapolis, Baltimore or D.C. and drive their boats to dinner at waterfront restaurants. What long-term resident and Realtor Julia Stevens with Realty Navigator likes most about the area is its spirit. “Believe it or not, everyone is happy,” she says. “We have the happiest people.”

Subdivisions, waterfront properties and Beach Harbor Camper’s Cooperative

Grasonville has primarily single-family homes with a few apartments, townhouses and condos. Most housing options in Grasonville are inland ranch-style, bungalow and new traditional homes, but occasionally, waterfront listings are available along the Chester River. “The waterfront townhouses, condos and single-family homes went up in price significantly since shortly after the beginning of COVID and have been going up ever since,” Stevens says. “Waterfront is a luxury these days, compared to even 10 or 20 years ago.” Waterfront homes often offer amenities like private docks, and homes that aren’t waterfront can be found in newer subdivisions where the houses are built close together or in older areas where the homes are more spread out. Recent sales prices for townhouses and condos range from $200,000 to $250,000, while single-family home prices vary significantly. For $175,000 to $500,000, buyers can find a modest bungalow, ranch-style or new traditional home that’s not on the waterfront, and $500,000 to $1 million can buy a larger home in a new subdivision or a waterfront property. On the neighborhood’s north end, Beach Harbor Camper’s Cooperative is a cooperative RV community where members can buy or rent property and enjoy amenities such as a swimming pool, tennis courts, a boatyard and launch ramps.

Queen Anne’s County Public Schools

Students in Grasonville can attend Grasonville Elementary School, which is located in the neighborhood, gets an A-minus grade from Niche and ranks on the site as the top public elementary school in Queen Anne’s County. After that, they can continue to the B-plus-rated Stevensville Middle School and the A-minus-rated Kent Island High School. Chesapeake Bay Environmental Center and Grasonville Park

Just west of the neighborhood, the Chesapeake Bay Environmental Center is an over 500-acre nature preserve with an arts and education facility that teaches the community about sustainability. Visitors can go hiking, birding, kayaking, have picnics or attend seasonal community events. Grasonville Park is a 39-acre forested area in the neighborhood with recreation amenities including a field hockey field, baseball diamonds, tennis and pickleball courts, a basketball court and a playground.

Hunter’s Crabs and Seafood Market and waterfront dining in Kent Narrows

Hunter’s Crabs and Seafood Market is a centrally located, family-owned seafood market in Grasonville where residents can get fresh crabs, oysters, shrimp and other seafood. Two miles west, Kent Narrows offers several waterfront dining options with full bars and live music on weekends. “You’re within five minutes of Red Eye’s, which is a popular dock bar, and The Jetty is second in the state of Maryland in terms of alcohol sales,” Stevens says. “We like to drink a lot, I guess.” Patrons at Dock Eye’s enjoy seafood and frozen drinks while overlooking the Chester River, while The Jetty sits on Wells Cove and is known for its crab dip and sunset views. The nearest supermarket is Safeway, 4 miles west in Chester.

Crossing the Bay Bridge to Annapolis, Baltimore and D.C.

Highway 50 passes through Grasonville and connects the neighborhood to Annapolis, 21 miles away, Baltimore, 48 miles away, and D.C., 49 miles away, via the Bay Bridge. Stevens says that some residents are so afraid of driving over the Bay Bridge that they hire services to drive them over the bridge, even for daily commutes. “It’s very high up – several hundred feet,” she says. “If there’s too much traffic, they open up an extra lane in the summer – that scares the crap out of people.” Alternatively, commuters can take the MTA Commuter Bus from the Kent Narrows Park and Ride, 3 miles west of the neighborhood. Grasonville’s nearest medical center is the UM Shore Emergency Center at Queenstown, 2 miles east. Baltimore/Washington International Thurgood Marshall Airport is 36 miles away.
