Large lots in southern Greeley
In south Greeley, off Route 34 is Rolling Hills, one of the older parts of town near the University of Northern Colorado. “It’s established and it’s one of the more desirable neighborhoods in town,” says Carli Nitzel of Rouse Realty, who is a Greeley native and has been an agent in the area for over a decade. “Because the homes are older, the lots have more space, which is something people here are looking for.” Homes are just a mile from the University of Northern Colorado, which is home to 9,000 students and 700 academic staff. While the large lots and mature trees of Rolling Hills evoke a quiet lifestyle, homes near Route 34 will experience noise from highway traffic.

Homes in Rolling Hills are older properties, mostly built in the 1950s and 60s. The properties are all single-family homes and 73% of the population is made up of homeowners. Houses are ranch-style builds with brick or vinyl facades. “Even though the properties are a touch older than the rest of Greeley, they’re larger than some neighborhoods and very well built,” says Nitzel. Properties cost between $305,000 and $440,000. Homes tend to have large front and backyards shaded by large oak trees. Houses have private driveways and many either have a single-car garage or car port.
