Living along the expanding west side in Seymour Park
Along the west side of the Fox River, Seymour Park is one of the neighborhoods included in downtown Green Bay’s Broadway district. “Downtown is really split into two areas—the west side and the east side,” says Realtor Alex Young with Keller Williams Commercial and Green Bay native. “And people are very protective of which side they are on.” Seymour Park is a mix of residential streets and industrial spaces along the river. With the influx of people moving to Green Bay, the city is working to repurpose the old warehouses and facilities along the river to make the water more accessible, as well as open more local businesses throughout the Broadway District. Fort Howard, another Broadway neighborhood to the north, features the west side’s restaurants and businesses, keeping Seymour Park residents close and connected to the activity and culture on this side of the river.

Dutch Colonials and workers' cottages throughout Seymour Park
Seymour Park streets are lined with Dutch Colonials, American Foursquares and workers’ cottages selling between $100,000 and $200,000. Trees line the sidewalks, adding pops of color during the fall. Properties have small front yards with a front path connecting the sidewalks to the front steps. Some properties here are duplexes and multi-family homes with apartments, but single-family homes and ownership is becoming more common in Seymour Park. “For the longest time, there were less expensive properties in this area that were turned into rentals decades ago,” Young says. “There is a heavy push to bring back owner occupancy into the area.”

Cafes and bike shops in the Broadway District
Just on the other side of Wisconsin Route 29, Fort Howard offers restaurants and shops lining Broadway. Kavarna Café and Roastery is the spot for morning pick-me-ups, with seasonal coffee flavors rotated frequently, like cookie butter or honey lavender. At Titletown Brewing Company, people can play pinball or warm up by the rooftop fire pits while sipping local brews. Avid bikers can stop in Pete’s Garage for a tune-up or equipment or join other riders for Tuesday Night Ride (TNR) for routes around the city. Young also shares that the city is building the Green Bay Public Market here along Broadway. Projected for spring 2025, the market will feature over 20 vendors with outdoor patio space so visitors can enjoy the weather. Aldi is the closest grocery store, just 2.5 miles along Western Avenue. Hy-Vee Grocery Store and Target are both about 3.5 miles from Seymour Park, accessible along Ashland Avenue.

Broadway's farmers' market and concerts in Leicht Memorial Park
Green Bay is a city of farmers markets, with two occurring throughout the week on both sides of the river. The Farmers’ Market on Broadway takes place every Wednesday afternoon on the west side of the Fox, featuring over 100 local food and artisan vendors. “That one’s more food trucks and entertainment,” Young says. “Where you go to get together with people.” Over in Leicht Memorial Park, Levitt AMP Green Bay Music Series showcases live concerts every Sunday afternoon, along with free ice cream and haircuts by local barbers. Leicht Memorial Park also hosts the ig Night Market for only two days in the summer, with live music, interactive demonstrations and local vendors. Lambeau Field is 2.5 miles away for close access to Green Bay Packers games.

Seymour Park's butterfly gardens and fishing along the Fox River
Frank B. Seymour Park shares its name with the neighborhood, spanning 10 acres at the heart of the residential space and within walking distance from most houses. It features two playgrounds and a basketball court. Residents can also sit and enjoy the butterfly garden with plants supporting monarch butterflies. In the summer, kids can cool off at the splash pad. To the north, Leicht Memorial Park sits along the Fox River, offering shoreline fishing opportunities and nature walking trails. The space also hosts annual and special events. Right next door to the park is the Neville Public Museum, which has featured historical artifacts and artwork in Green Bay for over 100 years.

AP and IB classes at West High School
Fort Howard Elementary School serves grades kindergarten through fifth, earning a C-plus ranking from Niche. Franklin Middle School receives a C ranking from Niche and ranks as the 2nd most diverse public middle school in Wisconsin. West High School offers several types of classes and programs, including Advanced Placement (AP) courses, Concurrent Enrollment Program (CEP) classes and the International Baccalaureate (IB) Diploma Programme. Niche grants it a B-minus ranking and lists it as the 2nd most diverse public high school in the state.

Taking the bus over the Walnut Street Bridge to downtown
While Seymour Park residents can stay on their side of the river for everything they need, those heading across the river can take the Walnut Street Bridge the 1 mile to downtown Green Bay. Buses powered by Green Bay Metro (GBM) stop throughout Seymour Park and also connect to downtown and Fort Howard. Those traveling beyond Green Bay can fly out of Green Bay Austin Straubel International Airport, about 7 miles from Seymour Park. HSHS St. Vincent Hospital is just 2 miles away, across the river in Astor’s historic district.
Increased traffic during football season around Seymour Park
Because the Green Bay Packers do bring in tourists, restaurants, shops and parks throughout the Broadway District get a good amount of traffic during the football season, but things actually slow down on game days. “It’s quite eerily quiet on game days because things shut down,” Young says.
