Walkable active adult community in Green Valley
Thirty miles south of Tucson, suburban Green Valley-Desert Meadows is a 55-plus community featuring late 20th-century homes near recreation, shopping and dining within the larger unincorporated Green Valley. “It’s close to town,” says Trina Alberta Oesterle, a Realtor with Coldwell Banker Realty, who has over 14 years of experience. “People like that they can bike or walk to the grocery store or farmers market.” Compared to master-planned neighborhoods like The Villages of Green Valley, homes here are more diverse. “It’s more authentic,” Oesterle says. “We have a lot of retirees who like to remodel their homes.” Many residents volunteer at the neighborhood’s Desert Meadows Park, and there are several Green Valley Recreation (GVR) centers nearby. The overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

Community garden at Desert Meadows Park
Right in the neighborhood, Desert Meadows Park is a quiet spot to walk the dog or go for a morning jog. “The residents take care of it,” Oesterle says. “It’s got a lot of meandering paths, and people go to see it.” The 4-acre park also includes a little free library, picnic areas and a diverse community garden for Green Valley Gardeners members. There’s also nearby access to the 1,200-mile Anza National Historic Trail, which follows the route Juan Bautista de Anza took in the late 18th century from Mexico through California. Golfers can hit the links at the 18-hole Haven Golf Course. Most residents here are members of GVR, a non-profit, membership-based organization that operates over a dozen recreation centers and plans social events in Green Valley. At the Abrego South Center, there are sports like sand volleyball, horseshoe and shuffleboard. There’s also a community pool that’s especially popular in the summer when temperatures top 100 degrees. Four miles away, the Desert Hills Center offers a fitness center, tennis courts and art studios for lapidary and ceramics.

GVR's packed event calendar
GVR offers a packed schedule of events for its members. “Right now, they’re doing Dancing with the Stars,” Oesterle says. “They’re pulling from our local community—just local talent.” GVR also offers arts and crafts seminars, like corkboard making or glass etching. Live entertainers, including musicians, magicians and comedians, regularly come to town at the West Center, a mile away.
Green Valley shopping centers with locally owned businesses and national chains
At the nearby Continental Shopping Plaza, there are groceries at Safeway and small businesses like barbershops and financial services. There are also a handful of fast-food and locally owned restaurants; Panda House is the spot for Chinese takeout, while Mama’s Kitchen is a favorite for homestyle brunch fare.
Two miles away, Green Valley Village has additional shopping and dining options, including used bookstores, fitness studios and, on Wednesdays, the Green Valley Village Farmers & Artisans Market. For a date night dinner here, Oesterle suggests Ragazzi. “It’s a little Italian restaurant that serves really great homemade pasta and cocktails,” Oesterle says. Big-box retailers like Walmart and Ross Dress for Less are 5 miles away at Madera Marketplace.

Late 20th-century homes with eclectic Arizona charm
Set along sidewalk-lined streets, the neighborhood’s two- to three-bedroom single-family homes are typically ranch-style, some with Pueblo-inspired features, like rounded corners and adobe-style facades. “They’re not as cookie cutter as newer neighborhoods,” Oesterle says. “Some people like the older, eclectic charm of these homes.” Layouts range from 1,100 to 2,250 square feet, while lots range from 7,000 to 11,000 square feet; gravel-packed yards are dotted with low-water plantings like rosewood, Saguaro cacti and date palms. Attached carports and covered patios are typical features, while private pools and two-car garages are desirable additions. Two-bedroom townhomes are generally smaller with 1,000- to 1,100-square-foot layouts, attached carports and lots ranging from 3,000 to 5,000 square feet.
Home prices range from $200,000 to $350,000. All homes were built during the late 20th century and most are part of local homeowners associations, which help with community upkeep. Oesterle says the HOAs are easy to work with, and monthly dues for single-family homes are about $3, while dues for townhomes are about $15.

Getting around Green Valley
Interstate 19 borders the neighborhood, leading 30 miles north to Tucson. The area is sidewalk-lined and bikeable, though there aren’t any bike lanes. Public transportation is limited in Green Valley, but there is an on-demand Sun Shuttle bus line that stops at Green Valley Village. Northwest Medical Center Sahuarita is 8 miles away, and Tucson International Airport is 24 miles away.
