55-plus Green Valley suburb in a convenient location
Set 28 miles south of Tucson, Green Valley Fairways is a 55-plus community of homes within the larger, unincorporated Green Valley. “It’s a better price point than some of the newer neighborhoods,” says Trina Alberta Oesterle, a Realtor with Coldwell Banker Realty who has over 14 years of experience. “It has the older, more eclectic look that some retirees like. They also like the idea of not having to use a car all the time.” Shopping, dining and recreation are within a mile of the neighborhood, including Green Valley Village and Haven Golf Course. Most residents are members of Green Valley Recreation, a nonprofit that operates over a dozen recreation centers and plans social events in Green Valley. The overall CAP Index Crime Score here is 2 out of 10, compared to the national average of 4.

Golf, recreation centers and hiking nearby
The fairways in Green Valley Fairways are found at the public, 18-hole Haven Golf Course, which also offers a pro shop and casual restaurant. For GVR members, Oesterle says the recreation centers throughout the community have state-of-the-art gyms, pools, pickleball, billiards and clay studios. "Anything you could possibly imagine wanting to do when you retire,” she says. East Center is the closest of these rec centers, featuring courts for pickleball and tennis, a fitness center and a community pool.
For desert mountain views and dirt-packed trails, Oesterle recommends the nearby Juan Bautista de Anza National Historic Trail, which follows the route the 18th-century explorer took from Mexico to California. "It's a big walking trail where people like to take their dogs and you can walk for miles by there,” Oesterle says.

Shopping and dining at Green Valley Village
Less than a mile away, Green Valley Village is the local go-to for shopping and dining. “It has a handful of really excellent restaurants, coffee shops, bookstores, exercise studios — it’s rather large,” Oesterle says. Residents can stop into Moqah Coffee and Beyond for a morning espresso, and Mario McGee’s Pizza is the spot to get a quick slice. For dinner, Ragazzi serves up authentic Italian fare, like garlic shrimp fettuccine and tiramisu. On Wednesdays, there’s fresh produce at Green Valley Village Farmers & Artisans Market. “The farmers market is huge and goes over the whole mall,” Oesterle says. Sprouts Farmers Market and Walmart are 3 miles away at Madera Marketplace.

Late 20th-century homes with Spanish- and Pueblo-inspired designs
Most of Green Valley Fairways' homes are part of homeowners associations whose monthly dues range from about $3 to $5, which go toward community upkeep. Oesterle says homes here are generally lower-priced than newer neighborhoods, like Canoa Ranch, and are popular for remodeling. “Buyers will raise ceilings, redo floors and kitchens, upgrade yards and put in pools — if the lot’s big enough,” Oesterle says.
Set along sidewalk-lined streets, Green Valley Fairways’ two- to three-bedroom homes are typically ranch-style with Spanish- or Pueblo-inspired features, covered patios and attached garages or carports; many feature brick exteriors painted in whites, tans or occasional pastel colors. Layouts range from 1,000 to 2,000 square feet, while lots range from 7,000 to 14,000 square feet; yards are gravel-packed and dotted with low-water plantings, like organ pipe cacti, desert agave and lantana bushes. Prices here range from $200,000 to $400,000, depending on a home’s size and features. The median price here is $260,000, compared to $440,000 in Canoa Ranch.

Golf carts and getting around Green Valley
Interstate 19 borders Green Valley Fairways, leading 28 miles north to Tucson. According to Oesterle, golf carts are a popular way to get around town. “You can drive a golf cart pretty much anywhere besides the highway,” Oesterle says. “They decorate them and put flags on them.” Residential streets are typically sidewalk-lined and bikeable; Sun Tran buses stop just outside the neighborhood along South La Canada Drive. Northwest Medical Center Sahuarita is 8 miles away. Tucson International Airport is 23 miles away.
Green Valley’s Got Talent
GVR offers a packed calendar of events and entertainment, including social mixers, art seminars and live performances featuring touring artists and local talent. “A lot of people here had some notoriety in the arts in one way or another,” Oesterle says. “They do annual artisan shows and productions where they showcase musicians and performance artists we have locally.” In the winter, Green Valley’s Got Talent is a monthly showcase featuring everything from stand-up comedy and dance routines to music and whistling. In March, the Green Valley Senior Games include sports like swimming, pickleball and tennis. “It’s hugely competitive and some of the seniors are in better shape than 20-year-olds,” Oesterle says.
