Set about 26 miles south of Tucson, The Villages of Green Valley is a 55-plus community with single-family homes and resort-style recreation within the larger, unincorporated Green Valley—itself a retirement community founded in the 1960s. “We have a lot to offer our villagers here in The Villages of Green Valley,” says Nancy Lambert, a receptionist at The Villages of Green Valley who's lived in the area for over 8 years. Amenities here include a community swimming pool and a recreation center where social events are held. Most residents are also members of Green Valley Recreation, a non-profit, membership-based organization that plans local events and maintains over a dozen rec centers throughout Green Valley. Shopping and dining are within 2 miles of the community, and the overall CAP Index Crime Score is 2 out of 10, lower than the national average of 4.
Private amenities and Green Valley Recreation perks
The Villages' private rec center offers a lounge and sports like pickleball, tennis and shuffleboard. The community pool is especially popular in summer, when temperatures regularly top 100 degrees. “The pool is in use from six in the morning until ten at night—I kid you not,” Lambert says. Members of Green Valley Recreation enjoy access to all of the organization’s rec centers around town. About 2 miles away, the Las Campanas Social Center offers a fitness center, swimming pool, racquetball and more.
Residents and non-residents can hit the links at the 18-hole Haven Golf Course, which also offers lessons. Hiking’s also popular in Green Valley, and the area's many trails include the scenic, 10-mile Anza Recreation Trail, about 3 miles away.
Shopping and dining along La Canada Drive
The Villages of Green Valley is mostly residential, but there’s shopping and dining just outside the community along La Canada Drive. At the Sahuarita Palms Plaza, there's a Safeway for groceries, and small businesses include a nail salon, barbershop and a dry cleaner. Nearby, Mountain View Cafe and Bakery is the spot for a morning coffee or fresh pastry, like pies, cakes and fritters. About 2 miles down the street, Green Valley Village is a larger shopping plaza with a mix of national chains, restaurants and locally owned businesses, including several bookstores. For a drink, The 19th Hole Bar and Grille is a popular spot to enjoy a cold beer while watching the game; there’s also occasional live music and karaoke. On Wednesdays, locals can shop at the Green Valley Village Farmers & Artisans Market.

Spanish-inspired homes with lower prices than other Green Valley neighborhoods
All homes in The Villages of Green Valley were built between the late 20th century and 2020, and are part of the local homeowners association, whose monthly dues of about $20 to $150 go toward community upkeep. Lambert says there are a mix of full-time and seasonal residents here, some of whom occasionally rent out their homes. Compared to other Green Valley communities, like Green Valley Country Club Estates and Green Valley Country Club Vistas, renting is more common here and the median home price is lower.Set along sidewalk-lined streets, single-family ranch-style homes have Spanish- or Pueblo-inspired features, like desert-hued stucco exteriors, red clay-tiled roofs or adobe-style rounded corners. These two- to three-bedroom homes have layouts of 1,100 to 2,100 square feet and typically include attached garages and covered patios or porches. Gravel-packed lots range from 8,000 to 16,000 square feet and are peppered with desert flora like Saguaro and barrel cacti. Prices range from $200,000 to $450,000, depending on a home’s size and additional features like private pools. Townhomes are typically smaller, with two bedrooms in layouts of 800 to 1,600 square feet, and lots of 1,600 to 3,600 square feet. Prices range from about $175,000 to $300,000, depending on a townhome’s size.

Getting around from The Villages of Green Valley
Interstate 19 is about a mile away and leads about 25 miles to Tucson. Residents typically drive to get around, but streets are sidewalk-lined and there’s a fare-free Sun Shuttle stop along La Canada Drive. Northwest Medical Center Sahuarita is about 5 miles away, and Tucson International Airport is 21 miles away.
Local events keep the community tightknit
The local homeowners association hosts a handful of events throughout the year, like social mixers or seasonal celebrations. “They have a potluck every month. In November, they have a turkey Thanksgiving-friendsgiving potluck,” Lambert says. Members of Green Valley Recreation enjoy a packed calendar of events, including fun traditions like December’s Winter Wonderland Golf Cart Parade. There are also occasional concerts and other live entertainment at the West Center Auditorium, 3 miles away.
