About 25 miles south of Tucson, Tucson Green Valley is a collection of 55-plus subdivisions within the larger unincorporated Green Valley, offering convenient access to shopping, dining and Interstate 19. “A lot of people in Green Valley might be transplants from cold country,” says Tony Ray Baker, a Realtor with over 30 years of experience. “When they’re sick of snow, they come here and enjoy 350 days of sunshine a year. It’s warm, and they can be outside, driving their golf carts and seeing friends.” Most residents belong to Green Valley Recreation (GVR), a nonprofit organization that manages a network of rec centers and hosts social events. The overall CAP Index Crime Score is 2 out of 10, lower than the national average of 4, and area houses of worship include the United Methodist Church of Green Valley and Our Lady of the Valley Parish.

Mediterranean-inspired townhomes and condos with area-low prices
Most homes in Tucson Green Valley are set within subdivisions with homeowners associations that maintain residential streets and organize social events. Monthly HOA dues range from $20 to $300, depending on the community. Homes in this area are generally priced lower than those in master-planned communities like The Villages of Green Valley or Green Valley Country Club Estates.
Late 20th-century townhomes have one or two bedrooms, and Spanish-inspired details like white stucco exteriors, red-brick trim and terracotta-tiled roofs. Houses and townhomes have either carports or attached garages, layouts of 1,000 to 1,500 square feet, and lots between 800 and 4,000 square feet; yards are often landscaped with gravel and desert plants like Saguaro cacti and agave. Condos from the same era are smaller, offering 600- to 800-square-foot layouts on lots of 600 to 1,000 square feet. Prices depend mostly on size: Townhomes range from $120,000 to $280,000, while condos typically range from $100,000 to $200,000.

GVR and desert mountain views
“It’s called an active retirement community for a reason" says Baker. "There’s a lot to do in Green Valley.” GVR members enjoy access to all its rec centers, including the East Center less than a mile away, which features pickleball courts, a gym and an outdoor swimming pool. Next door, the 18-hole Haven Golf Course is a popular spot to hit the links. The nearby Santa Rita Springs Center has dedicated art studios, including spaces for clay working and photography, and a rooftop area that offers striking views of the Sonoran Desert. “There are really pretty vistas and views with mountains in the background," says Baker. "It’s a super quiet, country vibe.” For outdoor enthusiasts, Baker recommends Patagonia Lake State Park, about 50 miles away. This popular destination offers hiking, camping and fishing for rainbow trout and largemouth bass. “There’s beautiful hiking out there,” Baker says. “If you’re a camper, Patagonia Lake is right around the mountains; you’ve got a little lake, and you can go kayaking.”

Shopping and dining at Green Valley Village
Centrally located in the neighborhood, the Green Valley Village shopping plaza offers chain stores and restaurants, as well as barbershops, fitness studios, and medical offices. Locals can start their day with an espresso or breakfast crepe at Moqah Coffee and Beyond, then browse one of the plaza’s three bookstores. Mario McGee’s Pizza offers quick, casual eats, while Ragazzi is popular for date nights with its authentic Italian cuisine. To catch a game with a cold beer, residents head to The 19th Hole Bar and Grille for its laid-back, social atmosphere. Depending on their subdivision, residents can attend exclusive community events such as Casa Paloma’s monthly potlucks and book club or Villa West’s themed social hours. In December, Villa West hosts festive activities like the Christmas Patio Decorating Contest, a toy drive, a golf cart and bicycle parade, and a catered Christmas party. GVR members have access to even more events, including seasonal holiday celebrations and live entertainment a mile away at the West Center.
Getting around from Tucson Green Valley
Interstate 19 borders the neighborhood, granting direct access to downtown Tucson, about 25 miles away. “They can jump on I-19 and enjoy a night out,” Baker says. Streets are lined with sidewalks and bike lanes, and golf carts are regularly seen cruising through residential areas. For public transit, a Sun Shuttle bus route runs along South La Canada Drive, connecting the neighborhood to downtown Tucson. Northwest Medical Center Sahuarita is about 7 miles away, and Tucson International Airport is 22 miles away.
