Twenty-seven miles north of New York , Greenburgh is a Westchester County town made up of several walkable villages and hamlets, each with its own rhythm. Ardsley feels quietly suburban, while Tarrytown is livelier, with a bustling downtown area, and Greenville is more spread out, featuring larger homes. “None of the villages are what I would call busy, which is why people like them,” says Sally Wacks, a real estate salesperson at Houlihan Lawrence with over 39 years of experience. “It’s a real community — people know each other.” The town is well-developed, with everyday conveniences close at hand and a wide mix of businesses, from longtime mom-and-pop spots to familiar chains. “Anything you could possibly need is within a five-block radius,” Wacks says. Set along the Hudson River, Greenburgh also offers many parks and trails for relaxing and getting outdoors. “It’s a beautiful community," Wacks says.

Greenburgh is part of multiple school districts, including the Ardsley Union Free School District, which serves about 2,300 students and is rated A-plus by Niche. “It’s small enough to be personal, but big enough to offer your kids all of the different classes they want," Wacks says. Kids may start at Concord Road Elementary before moving to Ardsley Middle and Ardsley High — all are rated A-plus. The latter offers concurrent enrollment through Syracuse University Project Advance, along with a robust course catalog with topics such as ceramics and forensic science. The school also has a successful athletics department, with the girls’ basketball team winning the New York State Class A championship in 2025.

True to its name, Greenburgh is rich with parks, preserves and golf courses. At Ridge Road Park, residents visit the playground, spot northern parulas along the Birdhouse Trail and play basketball. The 236-acre park also features the Miracle Field, an accessible baseball diamond designed for those with developmental differences. Along the Hudson River, residents head to Pierson Park to cool off at the splash pad, hit the tennis courts and take in sunset views from the boardwalk. With hundreds of locally owned businesses, Greenburgh residents have plenty of choices. “We’re a diverse community, and everybody’s got their food,” Wacks says. “We go from the Indian to the kosher to the Mexican to the Italian. We’re covered all over.” In Irvington, Main Street mornings start with a Dominican brew from Don Carvajal Café, while Dobbs Ferry's Dobbs Diner on Broadway serves hearty brunch favorites like triple-decker tuna melts and banana walnut pancakes. Ardsley leans fast-casual, from chicken kebabs at Calcutta Wrap & Roll to Fiesta Mexico’s shrimp chimichanga and Fiamma’s pizza slices topped with truffle and Italian ham. Liebman’s Deli is a go-to for overstuffed pastrami sandwiches and matzoh ball soup. For a special night out, Benjamin Steakhouse in White Plains delivers perfectly cooked steaks in a white-tablecloth setting. Along Central Avenue, residents find big-box standbys and chain grocers, including Trader Joe’s and TJ Maxx.
