Greene is a rural Maine town with multi-acre properties, water recreation and a strong community feel, only 8 miles from Lewiston-Auburn. “It’s a great location where it’s country with lots of open space but still close to everything,” says Kristin Rofe, an associate broker with The Main Real Estate Group who’s sold homes in the area for three years. The Androscoggin River and several ponds in the community provide opportunities to get outside, and the community comes together to support the area’s local businesses and library.

Water sports, trails and youth athletics for outdoor recreation
The Androscoggin River borders the community and is popular for kayaking and fishing. Boaters can put in at the over 2,500-acre Androscoggin Riverlands State Park, which also has trails for hiking in the summer and snowmobiling in winter. While winters in Maine can be snowy and cold, “you’re not looking at subzero temperatures,” Rofe says. Sabattus Pond is also popular for boating, and swimmers and picnickers can enjoy the water at Martin’s Point Park in Sabattus. The Greene Youth Athletic Association organizes youth sports, including soccer, baseball and softball. Kids can also get involved at the Julia Adams Morse Memorial Library, which has educational programs, book clubs and an annual book sale each spring.

Waterfront summer cottages and multi-acre properties

Other homes in the area can sit on up to 70 acres, with styles including 18th-century colonial homes, midcentury ranch-style houses and late 20th-century split levels. “It’s relatively affordable compared to other areas in our state, and you can still find a really nice home that’s not going to crush your budget,” Rofe says. Fixer-uppers and houses that need updates generally cost between $60,000 and $250,000, while move-in-ready homes range from $250,000 to $730,000. Manufactured homes range from around $60,000 to $400,000, depending on size. Undeveloped land ranges from around $7,000 to $150,000.

Arts education at Leavitt Area High
Kids can start school at Greene Central School, which earns a B from Niche, and then go to the B-minus-rated Tripp Middle. The artists each host a week-long workshop that culminates in an evening showcase of student work.

U.S. Route 202 is the community’s main thoroughfare, leading about 8 miles to Lewiston-Auburn. Interstate 95 is also 8 miles away and leads 46 miles to Portland. The Greene Baptist Church has served the community since 1793. Central Maine Medical Center is about 8 miles away, and Portland International Jetport is a 48-mile trip. Each September, Greene Village Day attracts the community to Main Street for a day of free events. The morning kicks off with a parade and pancake breakfast, followed by a library book sale, soccer games and a pie contest.

A variety of locally owned businesses are in Greene’s town center and along Route 202, including A&A Hardware, Greene Village Pharmacy and Wilbur’s Antiques. “There’s a shop-local focus here,” Rofe says. The Sedgley Place is the community’s only restaurant, which serves upscale, locally sourced meals in an 18th-century house. The nearby No. 10 Eatery at WillowsAwake Winery serves American cuisine and has wine tastings. The Greene IGA and Family Dollar provide groceries to the community, and more options are in nearby Lewiston-Auburn.
