Tight-knit community working to honor its historical significance
With home renovations and a steadily growing market, Benbow Park is an evolving southeastern Greensboro neighborhood with a long history and bright future. “People don’t feel like they’re being pushed out. They have a voice. It’s not just, ‘We’re buying it up and making it what we want.’ It’s, ‘We want you to stay here,’” says Christie Harrison, a real estate agent with Realty One Group Results Greensboro. Once home to pivotal figures of the Civil Rights movement, this neighborhood features some houses designed by prominent Black architects. Today, a mix of generational families and new residents are working together to preserve its historical significance and foster a sense of togetherness. “There’s a lot of community networking among the residents. They don’t have HOAs. They look out for each other. It’s good, old neighborhood-type living,” adds Harrison who is also a local hairstylist. Community members are working to get Benbow Park listed in the National Register of Historic Places and are anticipating a nomination soon.

Bungalows, colonial split-levels and ranch-style homes
Along Martin Luther King Jr. Drive, Craftsman-style bungalows from the 1920s through the 1940s sit on modestly landscaped yards. Mature trees tower overhead, creating shade and a bit of privacy on this busy street. "There are a lot of historic homes in Benbow Park. Because some of them are a bit older, a lot of remodeling is happening,” Harrison says. In this part of the neighborhood, home prices can start under $100,000 for properties in need of repairs. Throughout the rest of Benbow Park are two- to three-bedroom ranch-style homes and cottages, as well as four-bedroom Colonial Revival split-levels, all built between the 1950s and 1960s. Homes here are typically over 1,000 square feet and feature brick or vinyl siding. Prices range between $150,000 and $300,000. “It's a rapidly growing residential area, and the market is looking good right now. Homes are selling quickly," Harrison notes.

Drive and ride around the Triad
Residents here both drive and use public transportation to get around. Greensboro Transit Agency bus stops dot the neighborhood’s bike-friendly thoroughfares: Benbow Road and Martin Luther King Jr. Drive. Rides to Downtown Greensboro, less than 3 miles away, can connect residents to the Greensboro Station for trips with Amtrak and Greyhound. Drivers have easy access to Interstate 85 and Route 29 to reach other destinations around the Triad.

Local shops and eateries in Downtown Greensboro
When it comes to dining and entertainment, Harrison says a lot of people head downtown because it's so close. "Two popular spots, in particular, include Dame's Chicken and Waffles and Boxcar Bar and Arcade," she explains. Thousands of reviews rave over the chicken and waffles at Dame’s, while Boxcar Bar and Arcade is an ideal spot for post-dinner fun, with classic games like skee-ball and air hockey. For breakfast, locals enjoy fresh smoothies and house-made pancakes in the courtyard at Manny’s Universal Café. Afterward, residents can browse the local boutiques and art galleries nearby. For everyday essentials, the Alamance Square shopping center is anchored by a Food Lion, and Walmart Neighborhood Market is across the street.

A neighborhood park and wildlife preserve
At the heart of the neighborhood is a park of the same name. The nearly 9-acre green space is where residents shoot hoops and run around on the playground. Benbow Park is also a popular spot for community gatherings and small parties. For relaxing walks in nature, residents can visit Benbow Preserve, an urban wildlife habitat across from Kindred Hospital with trails, native plants and picnic areas. Golfers, young and old, practice their swings at Gillespie Golf Course. The city-operated course, which hosts a First Tee summer camp for kids and teens, features 18 holes, a short course and a driving range. For team sports and pool access, the Windsor Community Center is nearby.

School days at Guilford County Schools
Children can attend Gillespie Park Elementary School. Within walking distance for many, the school receives a C grade from Niche. Students can move on to Kiser Middle School. Earning a B rating, the school hosts fun events like ice cream socials, multicultural festivals and spirit nights for athletic teams. Teens can attend the A-rated Grimsley High School, a 2017 National School of Character. For families interested in private education, Vandalia Christian School and Hope Academy are two nearby options.
Gillespie Park Elementary School has a Student Teacher Ratio of 12:1 in Gillespie NC.

Benbow Park has more than a dozen houses of worship nearby, representing multiple faiths. Harrison notes Mount Zion Baptist Church, which dates to the early 1900s, is “one of those anchor churches that’s tightly woven into the neighborhood.” Today, more than 5,000 people visit its sanctuary regularly. Saint Matthews United Methodist Church, Saint James Presbyterian Church, Saint Mary’s Catholic Church, Wat Greensboro Buddhist Center and Masjid Da'watul-Haqq are all roughly a mile or less away from the neighborhood.
