A diverse community poised for growth
Glenwood is one of Greensboro’s oldest neighborhoods, dating back as early as 1906, but it’s recently hit its stride thanks to newly implemented revitalization efforts. “There’s been an overall desire to try to make the neighborhood a place people choose to live, not somewhere they move out of necessity because the property values are low,” says Jeff Sovich, a Sustainability Planning Administrator who helped develop the city’s neighborhood plan for Glenwood. Glenwood is a melting pot of families, students, retirees and working professionals. With the University of North Carolina at Greensboro within walking distance, the neighborhood is also rife with college students. “Glenwood is one of the city's most diverse neighborhoods – ethnically and socioeconomically. There are newcomers and people who have lived in the neighborhood for decades,” Sovich says. William Nicholas, better known as “the Mustache Broker” of Real Broker LLC, has lived in the neighborhood since 2009. “It’s got a great community vibe going on,” he says, “I’d say it’s up-and-coming, but it’s really becoming a little more desirable now. There’s lots of parks, a community center and it’s convenient to stores.”

Neighborhood hub pilot program and community events
Glenwood is set to become the first “neighborhood hub” in Greensboro, a new citywide project providing programs and services to residents from within their communities. The pilot location at Glenwood United Methodist Church is expected to open in late 2024 and will allow locals to access food, medical care or housing assistance. To provide more resources to locals, the neighborhood association has partnered with local nonprofit Glenwood Together to build outdoor food pantries and little libraries. Both organizations also bring regular events to the neighborhood. “We have tons of community events and a dedicated Facebook page,” Nicholas says. “Every Thursday from 5pm to 7pm is the People’s Market, which is like a neighborhood vendor fair hosted at the community center.”

Early 20th-century homes and accessible price points
Compact bungalows, cottages and ranch-style homes with a farmhouse flair make up the eclectic housing stock flanking Glenwood’s sidewalk-lined streets. “The fact that the streets were laid out before World War II means that it’s very easy to get around the neighborhood on foot or bicycle,” Sovich says. Gentle hills and mature trees characterize the terrain of the neighborhood. “Of course, they call it Greensboro because there’s a lot of green here. Glenwood is definitely well-wooded for being in the city,” Nicholas says. Glenwood's transitionary nature is reflected in the juxtaposition of weedy yards and dilapidated homes near newly remodeled houses. While houses in need of repairs can list around the $100,000 mark, renovated or remodeled homes can ask for $250,000. Recently, some homes have been torn down to make way for contemporary new constructions, which can be priced from $265,000 to $325,000.

Guilford County Schools and UNC Greensboro
Students in Glenwood are zoned for Guilford County Schools and can attend Peck Elementary, Jackson Middle and Smith High. The elementary and high schools have C-plus ratings from Niche, while the middle school earns a C. Smith High School students can apply for the Academy of Advanced Manufacturing and Engineering, which offers courses in machining, robotics and hydraulics. There’s also a significant student presence in the neighborhood, as the University of North Carolina Greensboro is directly north of Glenwood. This public university enrolls nearly 18,000 students annually and was originally founded as North Carolina’s only public college for women. Today, the school welcomes students of all backgrounds and was ranked as North Carolina’s most affordable college as of 2023. “UNCG has actually bought into the neighborhood, so there are actually residence halls in the northern end now,” Nicholas says. “With that, you can also pay a yearly fee to get access to the university’s rec center if you live in the neighborhood.”

Walk to the Greensboro Coliseum or catch the bus downtown
This urban neighborhood is somewhat bikeable and transit-friendly, with multiple Greensboro Transit Agency bus stops along Greenwood Avenue that connect to Downtown Greensboro and Four Seasons Town Center. About a mile west of the neighborhood is the Greensboro Coliseum Complex, which serves as the home arena for multiple professional teams, including the UNCG Spartans men’s basketball team. The complex also hosts a wide variety of events, conventions and concerts, and houses the state-of-the-art Greensboro Aquatic Center. Though residents appreciate ease of getting to the Coliseum without dealing with the hassle of parking, most other amenities will require a commute by car. Glenwood is 2 miles southwest of Downtown Greensboro and roughly 3 miles from Cone Health Wesley Long Hospital. Residents can take Joseph M. Bryan Boulevard for nearly 11.5 miles to get reach Piedmont Triad International Airport.

Revitalized parks with vibrant murals and skate spots
Sunny Steelman Park got a facelift in 2021 when resident and artist Harry Turfle painted a vibrant mural on the basketball court. The park stretches over 3.5 acres and features paved trails that meander past a trickling stream, a community garden and a playground. There’s also outdoor workout equipment where locals can switch it up from the traditional gym scenery. At the neighborhood’s southern end is Old Peck Park, a hub for youth softball leagues. Nearby Glenwood Community Recreation Center is a favorite among skaters to test new tricks on the rails, quarter pipe and bank wall. The rec center also hosts after-school programs and youth athletic leagues, including basketball and cheerleading.

Trendy cafes and breweries
Within walking distance to the north lies West Gate City Boulevard, a central thoroughfare near UNCG lined by trendy coffee shops and hip breweries. Opened in 2021, 33 & Elm Coffee House offers jobs to blind or visually impaired individuals and is a popular study spot for students. Right down the street is Oden Brewing Company, another spot where residents quench their thirst. The tap room offers much more than just craft tap brews and novelty wines – local food trucks are parked outside almost daily, and it’s a hub for community events. Folks from across the surrounding neighborhoods get together for open mic nights, trivia, bingo and yoga. Less than a mile southwest of the neighborhood, Coliseum Shopping Center is where residents go to shop for groceries at Food Lion or visit the Glenwood Library.
