Quiet residences and good schools north of downtown Greensboro
Just outside of Greensboro's heart, Guilford Hills “is definitely a good location with no HOA,” says Adam Brackett, a licensed Realtor with Allen Tate Realtors and a Guilford Hills local for the last seven years. “It's all-around easy to get to everything. It’s only 10 minutes from downtown, 12 minutes from the airport, and it’s five minutes from Friendly Shopping Center.” The neighborhood has a mixture of Cape Cod and ranch homes and is within proximity to a wide variety of retail stores and restaurants. Students here attend schools within the Guilford County School District, which is rated the No. 3 best school district in Greensboro. West of town locals can take advantage of several acres of outdoor botanical gardens and walkable wetlands. The University of North Carolina Greensboro campus and downtown Greensboro are about 3 miles south of town.
Guilford Hills’ Cape Cods and cozy ranch homes
Most of Guilford Hills homes were built between the 1940s through 1970s. Since many are close to over 50 years old, several have had renovations, and it's not uncommon to find fenced-in backyards and open driveways with no garage. “This is a highly sought-after neighborhood,” Brackett says. “Not because it’s fancy but because it’s quiet and quaint. The community is really nice, and the homes would be perfect for first-time homebuyers.” Residences are mostly single stories in varying styles, from Cape Cods with dormer windows to ranchers with half brick and half vinyl exteriors. These single-story homes often cost between $200,000 and $350,000. Two-story homes can consist of new constructions or split-levels from the mid-20th century and may cost around $350,000.
Guilford County School programs and achievements
Students in Guilford Hills can first attend General Greene Elementary School, graded a B-plus on Niche, which participates in science and tech fairs, as well as the Science Olympiad program. Kiser Middle School scores a B and has several clubs such as sewing, yearbook and a Lego club. Students can then attend Grimsley High School, which is graded an A. Grimsley High participates in the High School Poet Laureate Project, which celebrates student poets throughout Guilford County high schools.
Botanical gardens and miles of bike trails
West of town, the Greensboro Botanical Gardens connects several acres of landscaped gardens and art pieces together, including the Tanger Family Bicentennial Garden and the Bog Garden at Benjamin Park. Tanger features bright flora, a small watermill over the walking path and eye-catching bronze statues. The Bog Garden includes acres of wetlands and boardwalks for viewing wildlife. Families can enjoy the Guilford Hills Neighborhood Park’s small playground and green fields, while golf lovers can go to the Greensboro Country Club, less than 3 miles east. For bicycling around town, the Atlantic & Yadkin Greenway bike trail connects Guilford Hills residents to Summerfield, which is over 10 miles north.
The Shops at Friendly outdoor mall and local restaurants
The Shops at Friendly outdoor shopping mall south of the botanical gardens has a buzzing plaza with retail shops and restaurants. Nearby is the local Whole Foods Market, as well as a Harris Teeter for everyday errands and grocery shopping. “There are chain restaurants around, but Lawndale Drive has some good local places, like Hops Burger Bar, Elizabeth’s Pizza and Taco Mama,” Brackett says. Operated by an employee-owned company, Lucky 32 Southern Kitchen serves classic southern comfort food like Cajun smothered shrimp and Basin Street chicken. Osteria is a contemporary Italian restaurant that makes from-scratch pasta for their meat and seafood entrees. Up Battleground Avenue, locals can shop at big box stores such as Target, Office Depot and Plato’s Closet.
A 3-mile drive south to downtown Greensboro
Battleground Avenue is one of the main roads that can lead Greensboro residents to downtown and several retail and restaurants. Only 3 miles south, Greensboro’s bustling downtown is about a 10-to-15-minute drive away. For weekends away, Piedmont Triad International Airport is about 9 miles east via Joseph M Bryan Boulevard. Cone Health Wesley Long General Hospital is just across Wendover Avenue south of town.
