A former resort town keeps its rustic charm
Hamilton Lakes was initially developed in the 1920s as a planned resort town with its own zip code and post office. Although the community was annexed by the growing city of Greensboro in the ‘50s, lush greenery and recreational lakes remain defining characteristics. “It’s an awesome community,” says Meredith Parsons, a Realtor with Tyler Redhead and McAlister Real Estate who lives in nearby Starmount Forest. “They have their own voluntary neighborhood association where people work together to keep their walking trails and parks clean.” The area’s old-growth forests and rustic-looking stone bridges from the neighborhood’s early days complement the modest ranch-style homes that make up present-day Hamilton Lakes. “It’s predominantly a community of original ranchers from the 1960s and ‘70s, though many have been remodeled,” says John Nosek, a Realtor with Berkshire Hathaway who has sold homes around the Triad of Greensboro, High Point and Winston-Salem for eight years. “It appeals to younger couples and families and older generations looking to downsize. It’s right in the center of town, which makes it very convenient to get around Greensboro.”

Elegant homes on half-acre lots surround Lake Hamilton and Lake Euphemia
Ranch-style homes, split-levels and Colonial Revivals with porches sit on half-acre lots shaded by a canopy of mature trees. A small number of homes have direct access to Lake Hamilton or Lake Euphemia. Driveways tend to be wide, long or horseshoe-shaped, and the streets, which are laid out in a curving pattern with few sidewalks, can accommodate parked cars. The average square footage of a single-family home stands at about 2,750, well above the national figure of 1,931. Single-family homes are typically priced between $375,000 and $700,000, though builds in need of little more updating can get down to $280,000. Conversely, larger houses offering over 2,500 square feet of living space and custom builds can range between $800,000 and $1.5 million. A few single-story townhouses line Preys Street, with units usually priced between $350,000 and $390,000.

Highly rated public schools and an arts magnet at Morehead Elementary
Morehead Elementary School, home to the Expressive Arts Magnet program, sits on the west side of the neighborhood. Students receive instruction in dance, drama, music and other artistic subjects and can perform what they’ve learned in front of their parents and the greater community. Third through fifth graders can enroll in after-school classes such as tap dancing and handbells. Along with Kiser Middle, Morehead Elementary receives an overall B-plus rating from Niche. Grimsley High is A-rated. Much like a college, it features multiple detached buildings for different academic areas, such as a music building, a library media center and a cafeteria. Guilford College, a private liberal-arts institution with Quaker roots, sits only a mile northwest of Hamilton Lakes.

Hamilton Lakes Park and themed gardens
Hamilton Lakes Park and its associated bodies of water are the neighborhood’s main attractions. The park is not one but two parks, with one maintained by the city and the other by the Hamilton Lakes and Parks owners association, though the boundaries are a little vague. Altogether, the parks span some 80 acres and feature a few miles of hiking trails, a playground and several benches along Lake Euphemia, which is often used by anglers. Only members and guests of Hamilton Lakes and Parks can visit the association-maintained park or access the lakes, unless a community-wide event is taking place. Motorized vessels are prohibited from entering the lakes. The members-only Hamilton Lakes Swim and Tennis Club features three pools for water polo and swimming lessons and 12 separate courts for tennis and pickleball. Visitors can enjoy air hockey and table tennis in the clubhouse, which can be rented for special events. On the east side of the community, Starmount Forest Country Club offers 18 holes of golf along with a fitness center and swimming pool. The Tangier Family Bicentennial Garden sits off North Holden Road less than a mile from the neighborhood. Sculptures and themed gardens decorate the 7.5-acre park. Additional themed gardens can be admired at the Greensboro Arboretum, less than 2 miles east of Hamilton Lakes.

Close to Friendly Center, an outdoor shopping mall
A prominent outdoor mall, Friendly Center, is about 2 miles to the east. The plaza features grocery stores such as Harris Teeter and Whole Foods and retailers such as Macy’s and DSW Designer Shoe Warehouse. Friendly Center is also home to a cinema and several restaurants. Between the airport, Wesley Long Hospital and highways
Ramps to U.S. Route 70, also known as West Wendover Avenue, sit less than 2 miles south of Hamilton Lakes. Interstate 840 is 2.5 miles west down West Friendly Avenue. This highway forms the northern half of the Greensboro Urban Loop, a 40-mile beltway that encircles the city. Greensboro Transit Agency bus route 7 runs along Friendly Avenue to the north.
