This expanding suburb offers new homes at prices below Greensboro’s median
Hope Valley sits midway between downtown Greensboro and the city’s urban loop, a suburban enclave with numerous restaurants and highways in its orbit. The community’s architectural diversity is impressive, featuring midcentury ranchers, bungalows and Cape Cod builds, with more homes on the way. “Hope Valley’s had a lot of development lately, so there’s a ton of new construction there,” says Yuliana Mota Flores, Realtor with eXp who has sold homes around the Triad area for 7 years. But at the same time, even these newer homes have lower prices compared to Greensboro’s metro area, where the median home value hovers around $300,000. “If you’re looking at a price point below $300,000, it would be difficult to find a house in a better zip code,” Flores says.

A mix of new constructions and midcentury builds at lower-than-average price points
On the whole, homes are on the smaller size in Hope Valley, with an average square footage of about 1,250. “The neighborhood attracts people who are downsizing, getting a first-time home or working from home,” Flores says. “The layouts of many are very great. Every square foot has something that you’re going to need, like space for storage.” Many of the neighborhood’s New Traditionals date back to around 2004 or the 2020s. Single-story models take influence from National-style homes and Cape Cods, and there are two-story New Traditionals as well. Homes from the 1950s through the ‘90s tend to follow ranch-style and Cape Cod designs, with the occasional bungalow, Colonial Revival, raised ranch-style home or split-level. Single-family homes sell between $130,000 and $275,000. This is low for the Greensboro metro area, where the median home value is approximately $300,000. Hope Valley has a CAP Index crime score of 7 out of 10 compared to the national average of 4. However, the neighborhood gets an 8 in motor vehicle theft, burglary and violent crime.

A historic high school with an AFJROTC program
Waldo C. Falkener Sr. Elementary and Otis L. Hairston Sr. Middle both sit on the north end of Hope Valley. These two schools receive overall C ratings from Niche. James B. Dudley High was built in 1929 in the age of segregation as Guilford County’s first Black high school. The school’s campus, a unique blend of Classical Revival and Collegiate Gothic architecture, was added to the National Register of Historic Places in 2003. The C-plus-rated Dudley High offers an Air Force Junior Reserve Officer Training Corps (AFJROTC) program. AFJROTC students study aerospace science, participate in drill teams and develop a stronger sense of patriotism. North Carolina Agricultural and Technical State University, a historically Black university, sits only 2 miles to the west.
James Benson Dudley High School is located in Hope Valley and it prepares kids for college.

Residents are near Wendover Avenue and between downtown and the beltway
U.S. Route 70, also known here as Wendover Avenue East, is just north of Hope Valley. The road runs 2.5 miles west to Moses H. Cone Memorial Hospital and 2.5 miles east to Interstate 840. Along with Interstate 85, Interstate 840 forms a 40-mile beltway around the city called the Greensboro Urban Loop. Most homes are within a 3-mile drive of ramps to Interstate 40, a major east-west highway which runs largely parallel to U.S. 70.

Taco in the Box is a fast-food establishment with various Mexican offerings such as tortas and quesadillas but also a few American items such as chicken tenders. More restaurants are in downtown Greensboro along South Elm Street. Mellow Mushroom is one highlight, a pizzeria with an artfully decorated interior featuring stained glass windows.
