Patriotic, postwar suburb near Old Irving Park
The suburb of Kirkwood lies just northwest of Greensboro’s prestigious Old Irving Park neighborhood. About 470 homes strong, the small community takes its name from Kirkpatrick Farm, which was subdivided into a small number of houses during the 1920s. The Great Depression halted development until the postwar boom from the ‘40s through the early ‘60s. “Kirkwood is the cutest neighborhood with a great sense of community spirit,” says Meredith Parsons, Realtor with Tyler Redhead & McAlister Real Estate who has been selling properties for 8 years. “The suburb is a little over 3 miles north of Downtown Greensboro, which is desirable for young families and singles. We even see older residents choose Kirkwood to downsize.” The neighborhood’s community spirit comes in full force every Independence Day, when residents raise a 50-foot flag and a parade marches through the streets.

Homes from the 1940s and ‘50s
Kirkwood’s homes typically date to the late 1940s and early ‘50s. Most follow single-story Minimal Traditional and national-style designs, typically with three bedrooms and two bathrooms. Ranch-style homes sit along Efland Drive and West Cone Boulevard. Back yards are usually filled with mature trees and enclosed by wooden picket fences. The median lot spans about a quarter of an acre. Some residents have installed gravel pull-offs on their lots running parallel to the road. “Residents create these additions so that they don’t have to park on the street, making it safer for kids and families to walk around since there aren’t sidewalks,” Parsons says. Prices typically run from $250,000 to $550,000. Larger homes, such as two-story Colonial Revivals, and custom builds can reach $1 million.

Page High prepares students for careers and post-secondary education
Irving Park Elementary and Mendenhall Middle are both within a 2-mile drive of all homes. Both schools score overall B ratings from Niche, while Page High gets a B-plus. Through the Career and College Promise program, Page High students can take classes at Guilford Technical Community College and earn credit transferable to the University of North Carolina system. Juniors and seniors do not need to pay tuition. On top of earning their high school diploma, participants can earn additional credentials and certificates. The University of North Carolina at Greensboro is about 3 miles south of the neighborhood.
Mendenhall Middle School serves students 6-8th grade.

Strolling through pocket parks or scenic Old Irving Park
Kirkwood Park sits between Liberty and Brookside Drives, offering two playgrounds for small children, swing sets and a half court. Many residents walk over to Old Irving Park to enjoy the neighborhood’s streetscapes, adorned with mature trees and stately Federal and Georgian homes. About a mile up Lawndale Drive, Country Park offers miles of paved and dirt trails, picnic shelters, a leash-free dog park and two central ponds where residents can rent pedal boats. The Greensboro Science Center is next door, home to a 12-acre zoo, aquarium and a museum.

Just west of the neighborhood, Lawndale Crossing Shopping Center features a Target, PetSmart and Harris Teeter. Stores and restaurants line Battleground Avenue just around the corner. Oakcrest Family Restaurant serves pancakes, meatloaf and diner fare, while Mythos Grill invites patrons to enjoy Greek and Mediterranean dishes like spinach pie and souvlaki. Stamey’s has been slow cooking Lextington-style barbecue over hardwood coal for almost 100 years and remains family-owned. On top of their barbecue pork sandwiches and combination plates, the establishment is also known for their peach cobbler, adorned with a mountain of whipped cream. T. J. Maxx, Ross Dress for Less and other stores sit at Battleground Avenue’s Northwest Center.

Kirkwood goes all out for Independence Day
Kirkwood claims to be “America’s Most Patriotic Neighborhood” and not without cause. “Kirkwood has held a Fourth of July celebration for almost 80 years. The whole neighborhood shuts down to make way for a parade and activities,” says John Nosek, Realtor with Berkshire Hathaway and lifelong resident of Greensboro. The festival kicks off on July 3rd with Kirkstock, an evening of live music, before a 50-foot flag is raised the morning of Independence Day. “Everyone in the neighborhood decorates for the Fourth of July,” says Parsons. “Kids even draw red, white and blue stars on the streets with sidewalk chalk.”
Close to Battleground Avenue and Downtown Greensboro
Battleground Avenue, or U.S. Route 220, is less than a mile west of Kirkwood. This thoroughfare runs diagonally from Downtown Greensboro up past Interstate 840. Commuters are 3 miles less from Joseph M. Bryan Boulevard, an east-west highway which runs 7 miles to Piedmont Triad International Airport. Greensboro Transit Agency bus route 17 makes stops along Lawndale Drive, heading up to City of Greensboro Park and south to downtown’s Greensboro station. Residents are about 3 miles from Moses H. Cone Memorial Hospital.
To live in Kirkwood, people need a car or choose to utilize the robust public bus system.
Kirkwood folks have easy access to go anywhere at the intersection of Cone Blvd and Lawndale Dr.
