Southeast Greensboro community home to longtime residents
A couple of miles southeast of Downtown Greensboro, Lincoln Heights is an established community in a convenient spot with schools and a big city park, all within walking distance. “There’s a shopping center right down the road and access to a bus line,” adds Christie Harrison, a real estate agent with Realty One Group Results Greensboro. The neighborhood is hugged by major highways, but living here comes with more than convenience. Harrison says it’s a community where people choose to stay, “especially if they came from the neighborhood." She adds, "There’s the nostalgia of being there, knowing the neighbors, and being able to look out for them,” explains Harrison, who’s lived in Greensboro for 20 years.

As in much of the city, residents here drive around or take public transportation. Greensboro Transit Agency bus stops dot Florida Street and Willow Road for rides into Downtown Greensboro, 3 miles away. That’s where residents can head to Greensboro Station to board Amtrak trains and Greyhound buses. Piedmont Triad International Airport is a 17-mile drive via Interstate 85. Drivers can also easily access South O. Henry Boulevard, Old U.S. 421 and East Gate City Boulevard. Cyclists can use Willow Road and Florida Street to connect to other bike-friendly routes and trails in the city.

Residents in Lincoln Heights head downtown for trendy restaurants, boutique shopping and nightlife. A popular cluster of restaurants and shops line South Elm Street and Martin Luther King Jr. Drive. Barber Park, a YMCA and Gateway Gardens
A small neighborhood park, a large city park, a new YMCA and an expansive garden are all less than a mile away. The quiet Bluford Park is tucked along the neighborhood’s southern border. Families can take the kids to the playground or find shade under a tree for a picnic. The park’s paved walking paths connect to the sprawling Barber Park, a popular place in the summer for its expansive playground and sprayground surrounded by picnic shelters. With a baseball stadium, event center, amphitheater and indoor sports pavilion, it’s become a thriving community center point. The park is also home to Bikewalla, a community bike shop that teaches bike repair skills and has a “bike library” where people can rent a bike during their park visit for free. The new Hayes-Taylor Memorial YMCA is next door, offering group fitness classes, summer camps and teen mentoring programs. Just beyond that is Gateway Gardens, 11 acres of picturesque horticulture. “It’s beautiful. People love to take pictures, walk around, relax and enjoy the scenery,” Harrison says.

A historically significant high school
Students on the public school track here are within a mile of every school they can attend. Bluford Elementary School gets C-plus rating from Niche. The A-minus-rated Academy at Lincoln is ranked the seventh-best public middle school in Guilford County. James B. Dudley High School earns a C-plus rating. Opened in 1928, Dudley was the county’s first black high school in a segregated school system. The building has since been enlisted to the National Register of Historic Places and welcomes a diverse student body of about 1,350 students. Guilford County Schools is building a Visual and Performing Arts Elementary school in the neighborhood. Construction is in the early stages, and no expected completion date has been set. Vandalia Christian School, Hope Academy and Clara Science Academy are nearby options for those interested in private education.

Crime
While having a CAP Index crime score of 5 out of 10, compared to the national average of 4 out of 10, Lincoln Heights has an above-average risk for violent crime. After a spike in homicides citywide, the Greensboro Police Department launched a violent crime reduction team in March of 2023. The department also partners with violence interruption groups, community organizations and the Greensboro Office of Community Safety, which is working to combat the root causes of violence and reach out to those most at risk.
