New Irving Park is a distinguished community packed with things to do
New Irving Park is a community of stately Colonial Revival, Georgian and Federal-style homes that wind through the gentle hills and forests of north Greensboro. As the name suggests, homes here are newer than in Old Irving Park, a suburb just across from Buffalo Lake, home to many of the Gate City’s most prominent century industrialists and philanthropists. Whereas Old Irving Park’s housing stock dates as early as the late 19th century, New Irving Park buyers seek homes that date back to the 1950s. Nonetheless, the neighborhood has a reputation for prestige, affluence, and friendliness. “It’s a very warm, family oriented place where everybody knows each other’s name, but it’s still near all the amenities the city has to offer,” says Katie Rossabi, board president at the Sherwood Swim and Racquet Club in New Irving Park.

Spacious interiors, traditional floorplans and lake views
The streets of New Irving Park are lined with a mix of Colonial Revival, French country style, Georgian and Federal-style builds. “Many homes have nine-foot ceilings, decorative details on the exterior, upstairs bedrooms and full bathrooms on the second floor,” says John Nosek, Realtor with Berkshire Hathaway and lifelong Greensboro resident. “The layouts of most homes are traditional; there aren’t a lot of open concept plans here.” Lawns are immaculately well-kept, adorned with towering oak trees and flower gardens. Streets are wide, reflecting the neighborhood’s construction in the 1960s when suburbanization took off. “Most homes have attached garages because the neighborhood was built when garages became a big selling point,” Nosek says. “Most can fit two cars; three-car garages here are atypical.” Homes on the neighborhood's south end brush up against Buffalo Lake, which is more of an attractive bonus to the community than a source of recreation. “They don’t want you fishing there, but you wouldn’t catch much anyway,” Nosek says. The average home spans almost 3,500 square feet, substantially above the national average of 1,900. Prices reflect the neighborhood’s desirability, with single-family homes usually going for between $400,000 and $1.2 million, with waterfront and larger homes falling on the higher end. However, smaller constructions such as ranch styles, split-levels and Cape Cods can sell from $225,000 to $500,000.
Townhouses and semi-attached homes can be found in subdivisions such as Barrington Place and Land’s End on the northeast side of New Irving Park and at Philadelphia Lake Court, which overlooks the body of water of the same name. Townhouses range from $250,000 to $700,000, depending on square footage. Canaan at the Noles is a condominium community on the west end of New Irving Park. “Those condos sell like hotcakes,” Nosek says. “They all look identical, but for some, that’s the appeal.” Units typically fetch between $500,000 and $600,000.

Guilford County public and private schools
Irving Park Elementary and Mendenhall Middle both receive overall B ratings from Niche, while Page High scores a B-plus. Page High offers the full International Baccalaureate Diploma Programme, where IB students take courses from six core academic areas on top of composing an original piece of scholarship, and the Advanced Placement Diploma Program completed through attaining high scores in five AP courses and maintaining a high GPA. Located near the heart of the neighborhood, Carolina Laurel Park offers a playground, swings and a sand mound with playhouses donated by locals. The Sherwood Swim and Racquet Club southeast of the community invites members to play on 11 clay tennis courts, three of which “are the only indoor clay courts in the city,” according to Rossabi. “They’re a lot easier on the body than the hard courts.” The facility’s tennis academy teaches young athletes sportsmanship, self-confidence, and other skills that are applicable both in and outside of the game. Other amenities include an Olympic-sized swimming pool and a cafe. The Greensboro Country Club is nearby, featuring a Donald Ross-designed 18-hole golf course, racket courts and two swimming pools. Country Park is 3 miles east of New Irving Park. This sprawling 400-acre green space features paved and dirt walking trails, a leash-free dog park, playgrounds and more. Fishers cast lines into the park’s ponds, and couples rent pedal boats to enjoy an afternoon on the water. A free shuttle circles the park on weekends and select holidays from May to October.

The shops and restaurants of Battleground Avenue
Shops and restaurants line Battleground Avenue 2 miles east of New Irving Park. Grocery stores include Harris Teeter and Aldi, but for local and organic produce, residents can visit The Fresh Market off Lawndale Drive. Stamey’s cooks their barbecue Lexington style for eight to ten hours over brick-enclosed hardwood coals. Menu items include chopped pork barbecue sandwiches, hushpuppies and peach cobbler. Salvino Cucina Italiana serves upscale Italian fare and domestic and imported wines. The Village at North Elm shopping center offers several businesses and restaurants, such as The Cherry Pit Cafe and Pie Shop, which invites patrons to dine on burgers, wraps and baked goods. Downtown Greensboro offers additional eateries and local businesses, as does the Friendly Center, an outdoor shopping mall with a cinema.

Close to Cone Memorial Hospital and the Greensboro Urban Loop
Moses H. Cone Memorial Hospital is under a 3-mile drive from the neighborhood, and Downtown Greensboro is only an additional mile south. Ramps to Interstate 840 are 3 miles north of New Irving Park. I-840 forms the northern half of the 40-mile Greensboro Urban Loop, the Gate City’s beltway. Piedmont Triad International Airport sits about 10 miles to the neighborhood’s west. Bike lanes run along Willoughby Boulevard.

Neighboring Kirkwood is renowned for its Fourth of July celebration, which has been running for 75 years. Festivities start the day before with Kirkstock, a small musical concert. On Independence Day, residents raise a 50-foot flag, and children doodle red, white and blue stars on the streets in chalk to mark the path for a parade.
