Bisected by Muddy Creek, Phillips Ave is a largely residential neighborhood located in a greater pocket of Greensboro that has gradually undergone change over the years. “Greensboro is slowly developing the eastern side of town,” says Will Purgason, leader of Purgason Prime Properties under eXp Realty, who owns an Airbnb in that part of the city. “It’s a good area if you’re looking for a deal on housing.” Phillips Ave is located just east of a handful of commercial areas, including the multi-use and historic Revolution Mill. Phillips Ave also sits just east of the Cone Health Moses Cone Hospital and residents have quick access to multiple childcare services. The neighborhood’s location just a few miles north of downtown Greensboro is considered convenient for both those who commute to that part of the city for work or who seek quick access to its distinct destinations. “There's also a lot of people, older couples, who basically want a townhouse-type vibe, where they’re really close to downtown and don’t have to deal with exterior maintenance of the property," Purgason says. "And also people who want to do restoration because there’s quite a bit of historic homes on that side of Greensboro.”

Dining, work and fun at nearby Revolution Mill
Located less than 2 miles south is the Northeast Shopping Center, which is populated by fast-food chains and a Compare Foods of Greensboro. A Walmart can be found north of Phillips Ave. The Bread of Life Food Pantry of New Jerusalem Cathedral on the north end of Phillips Ave caters to those in need, while dishes like curry goat and roti can be found at the neighboring Calypso Mama Caribbean Cafe. The Revolution Mill also isn't too far. The revamped cotton mill just 2 miles to the west houses an expansive mix of uses that include restaurants and businesses, loft apartments, workspaces and public art galleries. Lights make the old mill’s towering chimneys glow and visibly stand out at night. Among the popular spots here is Cugino Forno Pizzeria, which opened its first location at Revolution Mill in 2017. Patrons can enjoy Neapolitan style pies, as well as gelato desserts and brews, in a food hall style space. “When we go to that side of town, that’s where me and my wife go most often,” Purgason says.

Get a workout in at the Peeler Community Recreation Center
Neighborhood children can go to the bark-covered playground at Autumn Park to get on the playsets and swing. The Presbyterian Church of the Cross on Phillips Avenue has long provided services like child care and recreation. Children there have been able to take part in the youth soccer program, as well as the B Natural Academy of Music and the Arts. The Peeler Community Recreation Center just east of neighborhood offers several amenities like a playground, tennis court and a multi-sport indoor court.

The tree-dense residential blocks here feature roads lined by many humble single-story homes with bungalow, Craftsman and minimalist ranch-style features. A number of homes feature short gravel driveways, some of which are almost entirely covered in grass. Small brick fixtures with a mailbox placed at the end of a repaved driveway show some of the restoration efforts. Regardless of style, price points for many homes here — which can range from under 900 square feet to over 1,200 square feet — can run between the lower $100,000s to $200,000. Dual-enrollment opportunities at Dudley High
Schools that serve the neighborhood include Bessemer Elementary School, Otis L. Hairston Senior Middle School and Dudley High School, all of which received grades of C or higher from ratings site Niche. Dudley High, which is in the National Register of Historic Places, houses the Early College Academy. The ECA allows students to take part in a rigorous three-year course of study that enables them to receive up to one full year of tuition free credit hours at Guilford Technical Community College.
