Just three miles from Downtown, Piedmont Hills lies between some of Greensboro’s biggest attractions—the Greensboro Coliseum Complex and the University of North Carolina Greensboro. Bustling entertainment centers and fast-moving student life surround this little residential enclave. “It’s got that city energy,” says William Nicholas, a Realtor with Real Broker LLC who lives in an adjacent neighborhood. According to Nicholas, not only is the neighborhood convenient for navigating the Piedmont Triad, but it also has its own trifecta of benefits: location, price point and convenience. “You’re just a few minutes from Downtown, and there’s great access to events at the coliseum,” he says.

Compact midcentury homes at competitive prices
A grid of gently sloping streets comprises Piedmont Hills. Homes sit close together on tidy, narrow lots framed by mature backyard trees and sturdy oaks dotting the front lawns. “Students do rent here, but it’s mixed,” Nicholas says. “There’s people with gardens and plants in the yard, and even a few families who kept chickens.” Most of these homes were built in the mid-20th century, and since garages are a rare feature, many residents rely on on-street parking. Petite cottages and bungalows, as well as compact ranch-style homes, are common architectural styles. Most homes have an average interior space of around 1,000 square feet. Prices start at roughly $100,000 for houses needing repairs and peak at $285,000 for fully renovated properties. “Pricewise, for a neighborhood this close to Downtown to be under the $300,000 mark is incredible. It’s still affordable for a lot of people,” Nicholas says.

UNC Greensboro adds a youthful spirit to the community
Guilford County Schools serves the community. Clara J. Peck Elementary is just south of the neighborhood, directly across from the homes lining Florida Street. Peck Elementary scores a C-plus from Niche, while Jackson Middle earns a C grade. Ben L. Smith High receives a C-plus. The high school is home to an Academy of Advanced Manufacturing and Engineering, where career- or college-ready students can get hands-on experience and build technical skills. The University of North Carolina Greensboro is less than a mile away and enrolls roughly 14,000 undergraduate students annually. Most off-campus students live in apartments north of the neighborhood, providing a buffer between Piedmont Hills’ residential streets and the college crowds, though a few students do rent in the neighborhood. All residents can take advantage of the public university's amenities, including the rotating exhibits at the free-admission Weatherspoon Art Museum.

Year-round events at the Greensboro Coliseum
Directly west of the neighborhood is an epicenter for entertainment: the Greensboro Coliseum Complex. The Coliseum is home to the UNCG Spartans and the Greensboro Swarm basketball teams, the Carolina Cobras indoor football team and the Carolina Cowboys professional bull riding team. The arena and its surrounding complex host myriad events throughout the year, ranging from concerts and athletic championships to conventions and theatrical ensembles. Notably, the Central Carolina Fair draws crowds from across the city for three weeks of fried food and carnival rides in the Coliseum Complex parking lot. Though parking at the Coliseum isn’t free, lucky residents of Piedmont Hills are within walking distance of attending an event.

Just south of Piedmont Hills is the Glenwood Recreation Center. This indoor facility is popular for pickup basketball games in the gym and offers after-school programs and seasonal youth sports camps. Outside, skateboarders and rollerbladers can hit the half pipe at the rec center’s modest fenced-in skate park. A lighted baseball diamond and soccer field are also tucked behind the building, with ample parking for game days. Also within the nearby Greensboro Coliseum Complex is the Greensboro Aquatic Center. This $19 million facility opened in 2011 and now hosts various competitive swimming, diving and synchronized swimming events and tournaments. The center has held swim meets for the NCAA, the YMCA and USA Diving, but the state-of-the-art facility is also open to the public. Memberships and single-day passes are available for lap or family swims, or residents can enroll in a water fitness class, schedule swim lessons or sign the kids up for swim school.

Areas around the Greensboro Coliseum Complex and near UNCG’s campus grant opportunities for shopping and dining. Just south of the neighborhood is Coliseum Shopping Center, which houses Food Lion, CVS and the Glenwood Branch Library. The library offers after-school activities such as art classes, youth clubs and even family story times. Coliseum Country Café is a down-home diner right across the street, known for its memorabilia-covered walls and country-style breakfasts beloved by locals. To the north, more eateries line Chapman Street, such as Steel Hands Brewing. This industrial brewery is known for its wood-fired pizzas and live music performances hosted in its outdoor beer garden.
Ten minutes from Downtown Greensboro
This central Greensboro neighborhood is only 3 miles from Downtown, a drive that takes roughly 10 minutes. While it’s a mostly car-dependent community, Piedmont Hills’ proximity to the Greensboro Coliseum Complex, UNCG and surrounding shopping and dining areas makes it somewhat walkable and bike-friendly. “There’s a lot within walking distance, plus there’s mass transit like buses,” Nicholas says. Interstate 40 is about a mile south, giving access to nearby areas and the Piedmont Triad International Airport, approximately 12 miles away.
