With its first homes completed in 1925, Sunset Hills has earned its place on the National Register of Historic Places. Friendly Avenue runs through the heart of the area, which lives up to its name with serene surroundings and amicable neighbors. Sunset Hills and Friendly Homes are tucked together into the corner of Wendover Avenue and Benjamin Parkway, just minutes from the heart of Downtown Greensboro and the UNC Greensboro campus. “Greensboro real estate is exploding,” says Sydney Abbott-Torrence, a Real Estate Consultant with Torrence of Gold Mile Investments. “It’s come leaps and bounds from what I remember as a kid growing up in the area.”
In recent years, Greensboro as a whole has seen a real estate boom, and Sunset Hills and Friendly Homes have felt the impact. Their ideal location has brought more and more potential homebuyers toward the area to scope out the scene. “Sunset Hills and Friendly Homes sit right on the cusp of a college town, so it’s a great place to be in the mix socially,” says Abbott-Torrence. “It also lends to an interesting dichotomy. You have adults just out of college finding jobs and living in the area, and then you have well-established families.”
Getting around
West Wendover Avenue and Benjamin Parkway are two major thoroughfares that border the neighborhood, assisting with commutes to the university and Downtown. Public transportation is also readily available, with bus stops scattered throughout the neighborhood.
Friendly Homes
Throughout the neighborhood is an abundance of midcentury housing on plots of land typically around a quarter-acre in size. While most homes are from the 1940s and 50s, many have been brought into the 21st century with some tweaks and renovations. Some of the smaller homes include cozy bungalows and spacious ranchers. There are also larger, Colonial revival homes that stand two stories tall—many of which date back to the late 1920s. The streetscape of Sunset Hills and Friendly Homes is one of the most eye-catching in Greensboro. Over the hills of Rolling Road are sidewalk-lined streets dotted with trees that offer a shaded reprieve. Most houses are adorned with manicured yards and lush agriculture. True to its name, many houses in the neighborhood sit on slightly elevated hills. To accommodate this, most homes have small staircases that ascend to the front entrance of the home. Homes fall into a wide range of prices, with the range being anywhere from $130,000 to $1.15 million.
Top Guilford County schools
Students in the area attend Guilford County Schools—the third-largest school district in North Carolina. Children attend Lindley Elementary School, which has an overall Niche grade of B. Next, kids attend Kiser Middle School, which has an overall Niche grade of B and ranked the tenth-best public middle school in Guilford County. Teenagers attend Grimsley High School, which has an overall Niche grade of A and is ranked the seventh-best public high school in Guilford County. The century-old institution is now home to just over 1,800 students, with a student to teacher ratio of 19:1.
Lake Daniel Park
Many residents head over to Lake Daniel Park for some outdoor adventure. The park spans just over 80 acres and features tennis and pickleball courts for some recreational fun. The area also has plenty of green space to enjoy a picnic under the sun. Additionally, the park is home to the Lake Daniel Greenway—a two-mile-long trail that runs the length of the park. The trail runs parallel to North Buffalo Creek and Benjamin Parkway.
Retail close at hand
With UNC Greensboro Campus nearby, many restaurants and bars can be found in the area including local favorite Bandito Bodega. The hot spot is typically found on wheels perusing the streets of Greensboro, but luckily for area residents, the food truck found its brick-and-mortar spot between Friendly Avenue and Market Street. For a shopping day, many venture west over Wendover to the Shops at Friendly Center. The outdoor shopping mall is the place to be for when you need to satisfy that shopping fix. With several popular retail spots, including Macy’s DSW and Lululemon, the options are endless. There’s also a Harris Teeter and Whole Foods Market for those grocery essentials.
