Small northern Greensboro neighborhood next to Lake Jeanette
While not included in the private, sought-after Lake Jeanette community, The Bluffs offers a similar vibe and lifestyle. This small, northern Greensboro subdivision, squeezed between the lake and the Greensboro Urban Loop, features spacious homes within reach of the Lake Jeanette Swim & Tennis Club and the members-only marina. “It’s a 270-acre manmade lake. It’s got all the trails. People love living there,” says Angela Moran, a Realtor with United Realty Group who moved to Greensboro in 2010. “Schools around there are great, and Interstate 840 makes it accessible to all different things,” says Moran, who adds that the neighborhood is home to a mix of families, retirees and workers at the nearby Atrium Health Wake Forest Baptist Medical Plaza. Notably, The Bluffs receives a CAP Index crime score of 2 out of 10, compared to the national average of 4 out of 10, meaning the risk for crime is significantly below average.

Spacious Colonial Revival and New Traditional homes
Developed between the late 1990s and early 2000s, The Bluffs features less than 100 stately Colonial Revival and New Traditional homes that are 1 ½ stories or two full levels resting along wide streets. These homes feature small covered front porches and curving concrete driveways leading into attached two-car garages. Lawns, stretching from about a third to a half-acre, are highly landscaped with neatly trimmed grass, flowering shrubs and mature shade trees. Living space averages over 3,200 square feet, significantly higher than the national average of 1,928 square feet. While home prices here have slowly ticked upward throughout the years, they’ve been on a downward trend recently, dropping 15% from 2023 to 2024. Most homes cost between $560,000 and $700,000 and don’t stay on the market long. “The price point is high due to the demand and the scarcity,” Moran says. “There’s not any more room to build houses.”
The Bluffs has an active homeowners association that maintains the community’s swim and tennis facilities. Monthly fees are around $65. Potential buyers should note that some homes along Bluff Run Drive and Middlefield Court back up to Interstate 840. A thick line of trees and a grassy embankment provide a buffer against highway noise.

Highly rated public schools and Greensboro Day School
Guilford County Schools serves The Bluffs. The district offers over 60 choice schools and specialty programs, along with the neighborhood’s assigned schools. A dense forest surrounds Jesse Wharton Elementary, about 2 ½ miles north of the neighborhood. The school earns an overall rating of A-minus from Niche and recently upgraded its audio and video system after a fundraising effort by the PTA. A tree-lined boulevard fronts Mendenhall Middle. The school receives a B grade, and its excelling students can join the National Junior Honor Society. Walter Hines Page High gets a B-plus. The school across from Buffalo Lake offers various programs to prepare students for life after graduation, from Advanced Placement and International Baccalaureate courses to Naval Junior Reserve Officers Training Corps and Career and Technical Education programs. The Bluffs is close to two top choice private schools in Greensboro: The A-plus-rated Greensboro Day School, offering pre-kindergarten through 12th grade, and Canterbury School, an unrated pre-kindergarten through 8th grade Episcopal school.
Jesse Wharton Elementary School received a diversity grade of A from Niche.
Mendenhall Middle School covers grades 6-8.

Lakeside fun and Glenn McNairy Branch Library’s pirate ship
While The Bluffs features its own small tennis and swim facility, the private Lake Jeanette Swim and Tennis Club rests next to the calm waters of Lake Jeanette, less than 2 miles away. Pickleball, lakeside picnics and summer pool days are popular pastimes at the club. Membership provides free access to the private Lake Jeanette Marina, where residents can get out on the water in a kayak or cruise around on a Jon boat. No membership is needed at Greensboro’s Lake Brandt, roughly 3 miles northwest. This 816-acre reservoir is known for its sunset views and fishing pier, where anglers try to reel in largemouth bass. Numerous hiking and mountain biking trails flow alongside the lake, offering miles of scenic views and the chance to spot wildlife. One of those trails is the Atlantic & Yadkin Greenway, which crosses the water and connects to Bur-Mill Park, an expansive and comprehensive recreation destination home to Robert Linville's Precision Golf School and the Frank Sharpe Jr. Wildlife Education Center.
The Bluffs is within walking distance of the Glenn McNairy Branch Library, popular with families for its pirate ship reading area. Branch Manager Kate Budries says children light up with excitement when they first see it. “It’s not exactly life-size, but it's big enough that multiple people can use it at once. A lot of branches have gaming computers with educational games and ours is a touch screen that’s in the pirate ship,” she says. Several other recreation spots are nearby, including Country Park and the Greensboro Science Center.

Lake Jeanette Commons features longtime favorite At Elm St. Grill
While the area surrounding the neighborhood is largely residential, nearby retail is a short drive down North Elm Street. “Elm Street has so much to offer: great restaurants, medical care, and there’s a little outdoor shopping center there,” says Moran, referring to Lake Jeanette Commons. It features At Elm St. Grill, a staple for elevated American classics like burgers and fries, and M & R Ice Cream, a colorful shop scooping up Sky-High Sundays and vegan milkshakes. Down the road, Harris Teeter sits next to The Village at North Elm, a shopping mall with a few restaurants and bars, including Forgotten Road Ales GSO. The microbrewery offers a chic space for trying various craft brews and wines.

Quick access to the Greensboro Urban Loop
A smooth sidewalk lines the neighborhood’s main road, Bluff Run Drive. Residents often take the path to Lake Jeanette Road, where they can continue their walk or stop by Glenn McNairy Branch Library. The roughly 7-mile commute into Downtown Greensboro doesn’t require getting on the highway. Residents take North Elm Street or Lawndale Drive. Still, Interstate 840, also known as the Greensboro Urban Loop, is close by to reach destinations around the city, including Piedmont Triad International Airport, less than 9 miles west. While public transportation is unavailable within the neighborhood, Greensboro Transit Agency buses loop around North Elm Village before heading into the city center.
