Single-family homes and townhouses are cultivated in The Orchard. This suburban neighborhood sits on the north side of Greensboro just beyond Interstate 840, which loops around town and runs directly to Piedmont Triad International Airport. And, being near the edge of the city, residents have easy access to an abundance of recreational activities, from sprawling golf courses to a marina. “Lake Jeanette is a major selling point for this area, but the best part of living in the Triad is getting to experience all four seasons,” says Tamara Chapman, Realtor with Keller Williams who has been selling homes for nine years. “During the fall, the wooded areas of Greensboro look like something out of a fairytale.”
A mixture of homes and HOA subdivisions
The Orchard can be divided into a few smaller subdivisions, most of which are regulated by their own respective homeowners associations such as Arcaro Drive. Brick national-style and ranch-style homes line Shady Pines Drive, while Cape Cods sit by Arcaro Drive. The rest of the neighborhood consists primarily of Colonial Revivals and more ranchers, with occasional split-levels. Most of the neighborhood’s homes were constructed between the 1970s and 2020s. The average square footage for a single-family home hovers around 1,600, which is a bit below the national average of 1,900. Save for the smaller builds, most homes have attached garages large enough for one or two cars. Back yards tend to be woodsy, and most front lawns have a few mature trees for some shade. Nearly all detached homes sell between $200,000 and $325,000, though builds with over 2,000 square feet of space can get up to about $525,000. Townhouses sit on the southern end of the neighborhood, along streets such as Ridingate Court and Henson Park Drive. The average square footage for a townhouse is about 2,400. Prices typically go from $375,000 to $450,000.
