Community and low-cost real estate carried South Greensburg through the Rust Belt’s decline
South Greensburg is over 30 miles away from Pittsburgh, but its centuries of industrial history have revolved around some of the same themes as the Steel City: coal, manufacturing and their inevitable, devastating decline. Those industry town roots explain the gridded infrastructure of the modern borough, though residents now rely more on commuter highways to nearby city centers than they do walkability to the nearest coke works. Comparatively affordable real estate, however, has helped to ease that transition. “In Pittsburgh, you’re already getting more house for your money than most places. It’s even more-so in the Greensburg area, and even more than that in South Greensburg,” says Scott Ludwick, a broker at Berkshire Hathaway with more than 43 years of experience serving Westmoreland, Fayette and Allegheny counties. Small businesses and community events have kept South Greensburg a classic, railroad track-crossed community through major economic changes, paired with the lower cost of living and vast recreation spaces that have come to define Westmoreland County living in the 21st century.

Blocks of century-old homes and modern townhome developments
On the borough’s central blocks, prewar National-style homes, American Foursquares and bungalows stand on small lots, as do limited midcentury homes like Cape Cods. “South Greensburg is where you’re going to find your average old houses. Old-fashioned aluminum siding, that kind of thing,” Ludwick says. Prices for these older homes typically range from around $100,000 to $225,000, but fixer uppers can go for less. Builders have developed communities of townhomes and 55-and-over patio homes on the outskirts of the borough over the past couple of decades that sell for around $200,000 to $300,000, plus variable monthly maintenance dues.

Western Pennsylvania commuting on Routes 30 and 119
Greensburg is the seat of Westmoreland County, putting its downtown government offices and major local employers like Seton Hill University and Independence Health System Westmoreland Hospital a few miles to the north. The University of Pittsburgh’s Greensburg campus is just east of South Greensburg. U.S. Routes 30 and 119 intersect in the borough’s northwest corner, offering access to county seat employers and the rest of Western PA. Starting down Route 30, Pittsburgh is more than 30 miles away and Pittsburgh International Airport is about 50 miles from home. Route 119 opens access to major central PA connectors like the Pennsylvania Turnpike and U.S. Route 22. While the area is largely car-dependent, Westmoreland Transit buses do offer limited regional service from stops on Broad Street.

Shopping and dining on Broad Street
Broad Street parallels what remains of South Greensburg’s major 19th and 20th century manufacturing district, and its sloping, sidewalk-lined blocks are still the backbone of the borough’s small business district. Farmhouse decor and a homestyle breakfast and lunch menu draw diners to South Greensburg Restaurant, just around the corner from the local American Legion branch and a retro video game shop. Morelands at Waterworks serves elevated pub and Italian fare in its old namesake waterworks facilities a little farther from the main drag. Fast food chains are more common along Route 119 as it leads into Greensburg. Greensburg's old-fashioned downtown commercial district is a couple of miles down that road, offering walkable blocks of locally owned restaurants and specialty shops. For groceries beyond what’s available at South Greensburg’s Dollar General, locals are also within a few miles of Greensburg’s Shop ‘n Save and Aldi.

Recreation at borough and county parks
The borough’s two classic parks, South Greensburg Community Park and Kelley Park, are grassy green spaces pocketed with picnic pavilions, playgrounds and athletic fields for local youth sport leagues. Cyclists and joggers take the Five Star Trail through South Greensburg, a unique rail trail given that the parallel tracks still actively bring trains through the area. Westmoreland County, beyond its linear rail trails, is also known for its expansive green spaces; residents are within a 30-minute drive of major Laurel Highlands recreation destination parks like Twin Lakes and Cedar Creek.

Attending Greensburg Salem or Hempfield Area school districts
Most kids will attend Greensburg Salem School District, including Amos K. Hutchinson Elementary School, which earns a B from Niche. Greensburg Salem Middle School earns a B-minus. B-rated Greensburg Salem High School offers a College in High School program, giving students to receive dual credit through partnerships with Seton Hill University, St. Vincent College, Carlow University and Westmoreland County Community College. Small, scattered pockets along the borough’s eastern edge fall into Hempfield Area School District, which earns a B-plus overall.

South Greensburg’s recreation department hosts classic holiday celebrations throughout the year, inviting community members and first responders to enjoy some hotdogs at the summertime National Night Out and families to get together for the springtime Easter egg hunt. The borough’s churches hold regular services, with some like St. Bruno Catholic Church hosting larger community events like much-anticipated Lenten fish fries and weekend-long summer festivals.
