Belvoir is a quiet, rural community about 11 miles north of Greenville. “It’s nice to be out in the country, surrounded by farmland, but be 20 minutes from all the conveniences of the city,” says Realtor Melinda Deigan of United Real Estate East Carolina. She adds that it’s the tranquil country atmosphere and “affordable” home prices that appeal the most to buyers here. Belvoir home prices start at about $175,000, more than $100,000 below the median for Greenville. “Suburbs like this one, in this part of North Carolina, enjoy a little bit of a slower-paced lifestyle; they’re a little more laid-back, which is what people are looking for in addition to the convenience and the price point,” says Realtor Joe Carteret, team leader of The Carteret Group at Simply Brokerage.

Competitive home prices outside Greenville proper
Most of the homes in this part of rural Pitt County are modest manufactured homes or classic ranch-style ramblers, if not true farmhouses overlooking acres of crop fields. “Like it is everywhere in the country, the suburbs tend to house people who want to spread out on more land. I think Covid drove a lot of this, but people wanted a place where the kids could go out in the yard and run around and not drive them crazy inside a tiny house in the middle of the city,” says Carteret. He adds that the market in Belvoir has been steady as of late, likely because homebuyers are drawn to the land-to-price ratio. Diegan agrees. “You get more land for less money outside the city proper,” she says. Prices here start at around $175,000 and can go up to $375,000.

Everyday essentials close to home
Off North Carolina Highway 33, near the corner of Porter Road, Dollar General and Belvoir Corner Stop have locals covered for everyday necessities, from snacks to gas. There’s also a Family Dollar a few miles southeast down NC-33. Charles Tucker & Son Peanut Company, or “Tuckers Bag of Nuts,” as it’s known on Facebook, sells fresh in-shell peanuts not far from home, too. The seasonal farm shop is less than a mile southwest down North Carolina Highway 222. “Greenville is mainly where people go if they’re looking for a nice grocery store. If I were wanting a filet, I’d go to the Harris Teeter or the Publix down there before I’d go to the Dollar General, if you know what I mean,” says Realtor Stan Cherry of BHHS Prime Properties. Harris Teeter and Publix are in the shopping district near the Greenville Mall, about 13 miles south.

Country roads connecting to Greenville
North Carolina Highway 33 runs diagonally northwest to southeast through Belvoir. Via the two-lane thoroughfare, the nearly 11-mile drive into Greenville proper takes about 20 minutes, depending on traffic. The Greenville medical district, centered around East Carolina University medical schools and the ECU Health Medical Center, is about 10 miles southeast of Belvoir, on the west side of Greenville. The Pitt-Greenville Airport is also just 10 miles from home, but on Greenville’s north side. “It’s a beautiful, cute little airport, with a very nice lounge and waiting area,” says Deigan. “There are three flights a day leaving from there to Charlotte, and from Charlotte, you can go basically anywhere in the world.”
Downtown Greenville is a 20 minute drive from Belvoir.
